We take pictures of the receipts and match them up to the corresponding expense(s) in our property management software (Stessa). It simple and everything can be done from your phone.

2. The Obstacle is the Way by Ryan Holiday - Great stories and examples of people who have encountered and conquered bigger and more consequential problems in life than me

3. Meditations by Marcus Aurelius (Gregory Hays Translation) - This book is full of amazing insight into a man who literally ruled the world but never lost himself or what was important to him.  I use this more like a reference book and read passages to reground myself during particularly challenging or difficult times. 

@Ryan G. Definitely not ideal. As real estate lessons go though it probably is not the most expensive. I would bet you won’t make that mistake again.

I would certainly make it clear to the lender that they did not meet your expectations.

That said, at the end of the day, it is your deal and your money and therefore it has to be your responsibility.
