Just the underpinning (depending on access) will run you 40-80K.  Its not a simple process, highly regulated, and lots and lots of demand recently.

Hi Peter,

What is the breakout of the costs - from the vendor you want to go with?  Underpinning is a significant task, and should not be done by "lowest cost" subcontractor.

What is the scope for kitchens and baths - gut and redo? move locations?  New plumbing and electric?

My breakout would be as follows:

$200 / lf underpin - assuming 2ft dig

$15-$18 / sf basement slab demo and replace

$35 / cu yd to haul dirt, excavation costs depend on access

HVAC - 10-14K Furnace and Condensor (assuming 3 tons or less)

Kitchen - 10K Cabinets, 3K Countertops and appliances, ~8-10K labor, appliances you provide.

Baths - $8-10 psf tile installation, fixture selections you provide, $5K labor

Misc - Demolition, Dumpsters, Plans, Permits - All factors to consider.

We have several projects in DC that we need to dig out our basement.  Most basements in DC are too low to get legal heights.  I'm looking for some rule of thumb numbers to understand the costs.

Price LF  Footings:

Price SF Slab Break and Replace:

Price CY excavation:

Price Block or SF - Block Foundation Walls:

Assume a 5 stage underpin as well.  We have taken care of engineers and permits.

Assume that there is reasonable access from the rear of the property - and these are all attached row homes.

If anyone has recommendations for a good subcontractor we are all ears.  If we end up using them - we are happy to pay a referral fee.

I'm a rehabber looking to send out direct mail to properties with tax liens on them because I think owing back taxes may be a reason some people want to sell.  Have any of you tried going after delinquent tax lists in the past?  What kind of marketing material (yellow letter, postcard, etc) has worked, and should it be specifically catered to those owing taxes?

Drew they charge $2 / locate report and $5 / comprehensive report and $1 / search. No monthly fees. We love it.

Does peoplefinder only have a monthly fee - or a price per search fee as well?

How are they in comparison to TLO for data accuracy?

We have literally just hired someone fulltime to start skip tracing all our hard to find folks. We have missed out on some pretty sizable deals because we didn't get to them before others - one in particular was a 1M+ in profit that was missed. That made us make sure that didn't let it happen again. Will keep you posted on the results.

Following thread. We have used continental message solutions and pat live in the past. CMS was great but lately their hold time for our sellers has been random between 20 seconds and 2 minutes. PatLive was great but their hold time was generally around 1.5 minutes.

Looking for suggestions here as well.

Salesforce has been really good for us.
