although most hose bibbs come with printing on them that says not to leave hose connected in freezing weather, we laminate little hanging tags for each one written in red sharpie... more noticeable

My LLC is looking to take over to other small LLC's. Any advice on how this needs to happen or reasons why not to? All 3 are different companies doing different things. I will just be owner.

It talks about prices plummeting back to 2003 levels. As an active professional I can tell you that our data indicates that prices in some counties in the not so beautiful state have plummeted down to the 1993 level, yes that's right 1993.

I read some where not too long ago that some municipalities are slating in a 12% drop in prop tax revenue... what do you think that the local gov'ts know that the average citizen does not know?... answer, everything... they are on the inside track.

thanks jon and nationwide, the numbers make sens, i didnt catch it before when reading...jumped ahead of myself....paul, my opinion, though not worth much, offer it, all they can do is say no. i have a deal in the making right now where the owner is bringing48% to the table out of their pocket to get out of the house. if this goes through, and it looks good, it will be my biggest money maker to date! good luck!

guys, why would you not put in your holding cost in the formula? i understand it shouldnt be an expense with a good buyers list, but just in case it was, i would want it covered in my offer, so its not out of pocket or into my profit. please explain your thinking.

i have also been told here in nc that on investment prop, you cannot refi for one year. does this sound correct?

mr gift, your plumbing problem isnt a problem at all. replacing the valve assembly is not required, and if you do, you will have to cut sheetrock under the plastic box as this is how they are connected from factory. but it seems that the washer hose is the problem...either the hose want tightened down all the way and had a slow drip, or the rubber washer in the hose needs to be replaced and can be picked up at any home/hardware store. i would doubt seriously that you have water issues inside the wall....btw, i am a nc licensed plumber...hope this helps, ask any time!
