Hi everyone,

I am in the process of analyzing my first property using the rental property calculator. I was wondering if someone could help me with the following:

After repair value – when you all are searching for this number, is there a quick way to come up with this number? From what I’ve been reading, this can take several minutes, maybe hours. I watched a webinar with Brandon Turner and he said he can analyze a deal within 5-10 minutes. Just want to know what I am missing.

I am looking at properties in western Mass between Rt 128 and Rt 495. What is a safe percentage of the rent to put aside for:

Vacancies

Repairs and maintenance

Capital Expenditures

And also, under the future assumptions, what is a safe number for the following:

Annual Income growth

Annual PV growth

Annual Expense growth

On the webinar I watched, Brendan didn’t worry too much about these numbers. I want to know what you all think
