Hi @Kevin Chen, I am looking to buy a multi-unit in McKinley Park. How has your experience been? How is the neighborhood/tenants? Section 8? Good cash flow?

@Chris T. Do you manage the properties yourself or use a property manager?

@Chris T. Hi Chris - I have seen you post in a couple different threads on Northwest suburbs! The seller who I purchased my condo from paid a special assessment over 10K the year it was sold to me, so I know that special assessments are not the greatest surprise. May I ask you what markets have recently worked for you for SFH rentals? Thank you for the website!

Thank you @Scott Steffek and @Eric Hardt. Your input is very helpful. I own a condo now and do not like how the HOA fees are so high and continues to increase year over year. I did notice that taxes are very high for the South Suburbs and am taking that into consideration. I will have to research more on how to find off market properties. Do you have any strategies that work best for you?

Do you have any Northwest Indiana agents you can refer? Thank you

@Weston Harding Thanks for your reply! I am looking to stay 1 1/2 hours from Chicago. I am looking to buy either a duplex or two SFH. I currently have a place in Edgewater and have no problems renting it out. I was thinking of South Suburbs such as Oak Lawn, Burbank, Evergreen Park but I'm not as familiar with those areas so I do not know if I will have problems renting them out. How do you determine if an area will have a lot of renters? I know you can look up owner occupied statistics, is there anything else you look at? Thank you

Hi, I am looking to sell my rental property in Edgewater and want to buy a rental property that generates good cash flow shortly after the sale to qualify for a 1031 exchange. Do you have good recommendations on which Illinois neighborhoods are good rental property neighborhoods? I want a location where I would not have a problem finding a tenant. I am a new investor and I would appreciate any advice or guidance! Thank you!
