Hello: I’m looking for an agent who is also an investor, and who knows midtown/tu area. Who do you all recommend? Right now I just have a coupe questions about a couple properties. I’m looking to buy small (3-4 unit) next year in one of the inner ring areas.

@Nate Sanow all great info - thank you! Was hoping to find a 4 plex in Midtown in Tulsa or Plaza area of OKC. But otherwise I love the duplexes. I just personally like the walkable urban areas. I’m sure they exist but just wonder if owners will let them go.
Do you only buy and hold in OK or do you flip?

@John Kunick and @Nate Sanow do you have any thoughts on 2-4 unit properties in Tulsa/OKC? Are those considered highly undesirable by good tenants? There seems to be SO few triplexes and fourplexes on the MLS, especially in Tulsa. Have either of you had luck finding off market properties or do you just buy on MLS? I'm really interested in investing in Oklahoma and would love to chat.

@Andrew Postell so if you're departing a house w/ conventional mortgage, and going into an FHA loan, you don't need 25% equity OR documented rental income on departing residence. You simply need lease in place prior to close? The same way as if you were going into a conv loan? What HUD guideline is that? I had a local lender here tell me I was dead wrong when I suggested it.

@Jerry Padilla Thanks! My question specifically is: can I use projected rental income on my departing single family residence, which I’d like to keep as rental, so that I don’t need to qualify for both mortgages? The departing residence has a conventional mortgage, with 10% equity. I have 4 years of documented (on taxes) landlord experience.
Also: are you licensed in OR or WA?

Hi Portlanders! I'm a Portland landlord (two duplexes currently, and an ADU in the works) and a residential Realtor (specializing in residential resale - don't work with a ton of investors - yet!).
I’ll be at the meeting and I’d *love* to meet up before/during/after the meeting with:
1) anyone who who has invested out of state, especially NOT turnkey. I’m ready to venture out for my next multi family purchase and would love to hear about your experiences!
2) investors/flippers who'd like to get (probably infrequent) alerts about potential off market deals that I run across when I'm out prospecting in neighborhoods (east pdx and Gresham). I have a little list of investors who I contact when the seller wants an off market cash deal instead of going to the MLS. I'd like to make it a little bigger! This isn't my bread and butter, and I won't spam you. But I'd like to be able to connect distressed sellers with legit investors, when the situation calls for it.
