I would also like to meet up. I met up with @Chris Szepessy a few weeks (months...?) ago for a drink at Crossroads. It would be cool to expand the crew and make it happen again.

Hey @Lorraine Patterson - have you focused on any towns in particular? I live in Catskill, NY on an 18 unit property we purchased. We're turning one of the units into an AirBnB and based on all the research I've done, we should have solid demand. Happy to talk through any specific questions.

The market up here was so hot for awhile. I was looking for a house for myself and it just didn't make any sense, but fingers crossed, it is cooling and becoming a bit more reasonable.

@Matt Lenza This looks interesting. Any details on rent roll on purchase and after leasing it up / renovating?

Wow @Frank Rolfe I've listened to so many Mobile Home Park Mastery podcasts I can practically hear you giving this advice to me. Thank you very much for the response.

Definitely agreed on talking to the association. I've read through the laws/guidance a number of times, and the language was not clear. I'll have to try and get someone on the phone. My gut tells me this isn't possible, especially in New York State.

We recently purchased a small mobile home park in New York State. We are on private well and septic. Our contractor had mentioned that we could install meters on each of the pads and have tenants pay for the water. I've done some research and am not sure how exactly that would work logistically. Is this even legally possible? I was under the assumption that we'd be responsible for private utilities. How would we determine the proper rate to charge?

Has anyone else had trouble paying their property taxes in Newark? I have been trying to pay my property taxes in Newark for weeks and it seems to be literally impossible. The website does not work when I want to "add my payment to cart." (I've tried multiple browsers). They provide 6 Newark numbers to call and they are all busy. When I was finally able to get a live person they hung up immediately and on my second attempt they put me on hold indefinitely.

I called an outside person that supposedly takes payments, and they said the system is not working and to call someone in Newark. I would even be fine sending a check, but I just want to know where to send it but I cannot get an answer from anyone on this because it is impossible to get in touch with anyone. I called other people at the city unrelated to taxes to try and get them to connect me to someone but they told me to call the numbers I had already tried.

This is partially a vent session, but really I just want to give the city money before I am penalized for not giving them money despite my many attempts to do so.

@Hugh Horner I'm on the same page as @Samantha Cash here. Please keep us updated. What have you found for snow removal? I paid for a 6 month contract - fixed price. I think I paid too much, but it is our first year up here so we're going to make some mistakes.

Hey @Ashlyn Longobardi. My partners and I bought an 18-unit property out on Vedder Road. It has 10 mobile home lots, 3 SFRs, and a 5-unit apartment building on it along with some storage and a bunch of land. Are you familiar with it? We were initially attracted to the property just because it was so unique but now we really like the area. I've actually moved into one of the single families to manage it and get to know the place.

Wanted to chime in here and introduce myself. I just purchased an 18-unit in Catskill. 10 mobile home lots, 3 SFRs and a 5-unit apartment building with room to expand. I also moved into one of the units to manage it. Would be great to connect with other local investors. Seems like everyone is doing some pretty cool stuff.
