I've heard not so great things about Scarborough, but when driving around, the rumors dont match. I'm considering leaving Brampton myself. I was looking into Concord, Vaughn, Maple and Thornhill.

This is great advice! You've had every experience there is when it comes to student rentals. I'm extremely new to Real Estate and rental properties for students is exactly where I wanted to start. You've provided some great pointers. I thought having parents co-sign was a great idea (and I'm sure it does have some rewards) but the points that you mentioned are more than true. You're not guaranteed that the tenant will abide "just cause" mommy said so!! The goal is responsible, loyal, mature tenants!

@Katherine Earle You and your husband are such an inspiration. I've had a few funny faces when I mention real estate. But I dont let it bother me. People fear what they dont understand and hate what they cant conquer. It has absolutely nothing to do with you, its all them. 

Just be sure to stay focused and the support you and hubby give each other is like gold, dont let anyone take that from you both. 

Real estate can be tricky as we are all learning. It helps to have a solid team of positive thinkers and doers around at all times...and of course your BP team!

I'm new to RE but this doenst sound right. I agree that better responsibility was clearly required on Grandmas end, but their problems are not yours. IS increasing the rent an option? you mentionned 10% below...but is there anything you can maybe enforce with a contract maybe?

I'm new to BP and even newer to real estate. I'm also interested in becoming a landlord and having a few rental properties. I've been researching and learning the basics. There's actually a few podcasts on BP on how to get a rental properties with little or no money down. You can learn a lot.

BP has a whole lot of resources you can use. I believe theres a renters calculator as well thats available to use on here. You get maybe 5 trials where you can crunch your numbers to see which rentals are the best idea/investment. 

I'm also interested in rental properties, I would like to target mostly students (College/Uni) but I'm in the same boat. I need to learn and have a full understanding of the numbers before I take any action.

@Eric Black has a good idea using the search field. Even the Keyword alert option helps. If there are any other landlords who have done the analysis' already, you can get notifications for them.
