Hey BP’ers! I am looking for a referral in the Twin Cities/St Paul (Minnesota) market for a great handyman or GC. I have an accepted offer on a flip house that needs a new bathroom and kitchen and I am working my way through how much I want to manage myself (sub contracted trade partners) or to use a GC. I prefer to manage myself but still looking for some referrals to talk through the option. I am hoping to find a partner that I could potentially have on my bench to do future projects with and even cut them in when possible. Let me know their info and why you like them. Thank you for any advice you can provide!

@Dawn Brown THANK YOU for this tip! I have been reading up on seller financing to find out how to make this work. I want to understand it enough to be comfortable offering it as a real solution, because I think it is one!

@ ARV is $230K. On the market for $159, planning to offer $150K. Repairs at about $10K to make it into 2-2bd2bath and some minor exterior work. I started researching seller financing once you mentioned. Thanks for that tip!!

@Grant Carrington I hadn't looked into the equity line because we bought our house in October, but you're right it may be an easy conversation to find the down payment in the alternative way. I think the rental would be a great deal so I want to exhaust a couple different avenues. Thank you for the advise!!

Hello BP Community!

I found a duplex that I think is a stellar deal. I don't have a down payment but really want to jump on it. I know a conventional mortgage is likely going to look for a 20% down payment. I do not have the funds to put down nor do I plan to live in it (husband and I bought a house last year for our own residence). The house could definitely use some work but it's livable now. My limited knowledge of RE investing has been pointing me to go to a hard money lender and get a loan, put some money into it, rent, refinance BRRRR. Is that my main option or is there another avenue I should be exploring?
