Hi Ray! Pine Financial is the main one. I’ve used them a hand full of times, they are really easy to work with. Sean Blomquist Is the guy in Minnesota  you’re welcome to send me a message and I can share his info I think you can also go to pinefinancial on google and contact us will have him  

There is a hand full of others. CCM and I think Renovo does they too. Google search should bring some up. Go to Facebook and join all of the Minnesota real estate investing groups.l and post about it. You’ll get some feedback there too. I also think of you go to Mnreia.com there is a list of vendors there that do lending. 
Private lenders you’ll have to start searching for in your personal network :)

So far I have gotten MLS deals. I am working on off market ones. I have a few lined up right now but haven't closed any.

I have gotten some private money and have been trying to utilize seller financing but haven’t gone through with one yet. I mainly use hard money.

Must not have pursued because I don’t remember which house this was!! I haven’t done any foreclosures yet but have been sending direct mail to get some off market deals so those may be in my future! :)

My husband works out there at least once a year for turn around and I think catering to them would be so cool, but haven’t found a deal yet :)

Nice job! Moving into another multi family or a SFH?

I have been very interested in Rosemount to try and get some furnished rentals for the guys at the refinery but everything is priced so high I haven’t been able to. Glad you got in somewhere! :)

@Jake Williams welcome to BP, Jake! I am in the Twin Cities as well. Have done a couple flips now and plan to get some buy/holds at some point. Do you have any plans to join any of the REIa’s in town? I think we have 2 or 3.

Well, I bet you didn’t think your post would blow up like this... haha! It’s a bummer to see so many people commenting on the thread and not one real estate attorney. Take everything with a grain of salt on here and do your research (which it sounds like you have)!

A couple things I would say. Go to Real estate Roundup Facebook group. They are a couple guys in SE that are doing wholesaling (they were on the podcast). Their group is very active with people from all over. Find yourself a contract to start with their in their files and posts. Then Find a RE attorney and send that contract to them. Ask questions about the process in your state and spend the money to get the contract in line with your states laws.

The best piece of advice I have received and follow, be consistent. Whatever marketing channel you choose, be consistent for at least 6 months. Set aside the amount of money now and keep mailing or keep calling or whatever it is you are choosing. Give it time to work as a lot of times it takes 5-9 postcards via direct mail to get an answer. Leads are key so make sure to follow up and be diligent with them.
