Hi BP,

I received a foreclosure call and live in Skagit County. The seller is under water and the house needs work.  I talked to an agent I know who told me in WA the house has to be listed before trying to sell as a short sale. Is this typical and is this a done deal once it is on the market?  What other steps must be taken? The homeowner knows the bank must be contacted to negotiate a short sale but is this something I can take care of through a letter or phone call myself? You have a point Mike. I think it's not having the income and basic analysis numbers already there that's causing the hesitation.  Wayne has a good point too about being able to fix things without hassle. What's the best way to get a good analysis on this since there are no tenants or owner analysis to go by?

Evening BP,

I'll cut right to the chase since I normally i can get pretty winded. My scenario is I have found a 4plex property in rentable condition needing light rehab. The major PLUS about it is that it is in a price range that I can afford traditionally with money down and not have to live in it. The major down side about it is there are NO TENANTS there since it is a Homepath property. Would anyone in their right mind touch this property in my current situation?
