@Kevin Manafi. Hi. I'm in a similar situation right now except the property belongs to a friend, needs work and is at a long distance. She wants to keep her Realtor so I'm wondering how to structure a cash offer to close quickly or financing with 20% down. She just had a contract fall through due to financing so I want to jump on it now.

I'm currently looking for good contractors in the Mount Vernon, WA area to be apart of my team.  I know I can jump online or pick up the phone but I'd rather work by referral.

Great job and very detailed ladies. I was going to say the same thing as Adrienne. Once under contract with the ability to assign it to another investor, the investor accepts that contract as you have written it with the seller which normally states the buyer pays closing cost which in your case would be the investor.

Thanks @Ryan Jackson. That was exactly what I was thinking. I was looking at a duplex near base in which I would have a room for annoyance on one side while my friends rent the others two. The other side could be rented by someone else.  In addition there has to be some rule out there which actually supports using your benefits Mil-to- Mil.

This was a great and helpful thread. I am in a similar situation and just talked to my loan officer last week. Almost three years ago my fiance purchased our current residence under a VA loan. I did not use my credit since we weren't married, she had better credit and could get the better interest rate, and our lease was coming up quickly. Besides, I knew in the future we could use my VA. Now the issue is that we are married in a community property state (WA), we are not moving from our primary residence now, and therefore even if I purchase a home and get some shipmates to live there while I hold the mortgage, it still doesn't coincide with the VA loan. The only way around it would basically be to let them rent our current home which is about an hour from base and out of the question. Does this make sense and could I live in both of these places since my name isn't on our original home?

Thank you to everyone posting here. It definitely helps to know the pros and cons of using a turnkey company out of state. I have been looking at some companies in Texas and Memphis since my market here in WA sucks for rentals and its hard to find one I can afford with a good COC.

Hello BP! Its been awhile but I am back to take another stab at this thing. Its been a long haul and I am ready to jump in once more. I live in Mount Vernon, WA and am currently stationed (US Navy) in Whidbey Island. Since I now have a bun in the oven I will not deploy for quite some time. I'd love to work in my area but want to invest in the surrounding areas as well. All advice is welcomed and I look forward to chatting with you. Thanks.

Good job Blayne! I've always loved that idea and wish I had the same foresight before I married and purchased a personal residence.
