@Derrick U. I know that the reason some people aim for 12%+ CoC on deals is that they can earn 7%-8% on money in an index fund and that is alot less work than a rental property. So if you are going to be doing more work, wouldn't you want a better ROI on your money? But like Spencer said, it really matters on what your goals and criteria are.

I agree with all the above and while doing all this might seem like you aren't getting anywhere at the start it will definitely help in the long run. 

The way I got started was just talking to everyone I could whether they were in the real estate world or not.  I would always casually mention that I do real estate.  As for other investors, for the first few months it was just to check in and see how any projects they were working on were going and most people are happy to discuss it with someone else that is interested.  Once you build these relationships and how I got started, you will find people who mention they stumbled upon another good opportunity, but don't have the funds or maybe the time, know someone that needs to get rid of their home, etc.  Be there to offer any assistance you can.  One thing I have definitely learned is that you never know where your next lead is going to come from.  Stay motivated and always network!

@Andy Basler I have used roof.io with success.  Easy to setup and easy to use, also has an app. Sends reminders to them as well as a maintenance message board so you can stay on top of any repairs.  Pretty easy to divide it up by each property as well!

Just to add some of my thoughts.  My wife started out the same way and for the longest time I kept forcing her to look at real estate the way I did (very analytical) which did not appeal to her.  You need to find out what drives your fiance, and appeal to that.  For my wife it was the thought that if we can replace her income with rental income, then she can stay home with the kids (when we decide to start having them) instead of having to go to work.  Now she understands that it isn't just more monthly income we are working towards, it is giving her a chance to be there for her future kids.  So it is a win win.  Try to view the situation from her side and drive the discussion to how real estate can help achieve that.
