Hello, I'm planning to purchase my first real estate property around this time next year. I would like to buy a single family and rent out the additional rooms. 

Does anyone have any advice, fail or success stories in this area to share regarding living with roommates?

I’ve been listening to a lot of the podcast lately and there is a lot of talk about the different people they have on their team. I’m curious to know what kind of attorney should I look for to be on my team? Is this someone who is knowledgeable in Landlord Tenancy Act or someone knowledgeable about the legalities involved with purchasing property? Can this person hold both expertise?

I’m a newbie interested in small multi family, single family and condos. I’m also new to the Richmond area. What is the best way for me to analyze the market and figure out the demographics and statistics of different neighborhoods in the area?

Thanks so much. I’ll take note of HOA fees when analyzing deals. I hadn’t thought about how neighbors could affect the deal and cash flow. That’ll be something for me to look into.

I agree! This isn’t a tenant that you want who is threatening to sue before even moving in. Definitely look for a new PM who knows Fair Housing well. You should list in your application criteria which type of animals are prohibited at your property to prevent an event like this in the future.
