Post: Property market value

Hello – can someone please help me make sense out of how my property market value can decrease by a couple of hundred thousand dollars in less than one year? Is property value and market value the same thing? Could this be the result of some type of maliciousness by those who work in the real estate industry? I’m just not understanding this at all and I am so distraught. Thank you.

Quote from @David Ramirez:

I don't know if you have to, but it wouldn't hurt to disclose it to the property management company and prospective tenants to avoid potential conflicts of interest or misunderstandings.

Thank you!
Quote from @Kevin Sobilo:

@Tana B., you USED TO BE a real estate agent. You only have a license when you work for a brokerage.

I don't see that there should be any disclosure requirements for someone who isn't licensed since the rules for that are specific to licensees. Check with your state, but that is how I would expect it to work in most places.

That said, I see no harm in disclosing your former license especially if you believe you may become licensed again. You may not think to disclose at the time you reinstate your license.

Thank you!
Quote from @Rick Albert:

Your duty to disclose is a local issue. You need to contact the department of real estate and ask. If everything is going through the property management, let them be the ones to tell you.

Thank you! Good idea.
Quote from @Lynn McGeein:

@Tana B. If you are currently licensed then you should disclose, even if not with a brokerage at this time. If your license has expired then you shouldn’t need to.

 Thank you!

Thank you, Joe. I'm just seeing this.

Hello - I am using a property management company to find my next tenant for my own property. Must I disclose that I am a non-practicing Real Estate Agent (I currently do not belong to a brokerage) on my lease? Thank you!

Hello - Must Realtors include their DRE number on 60 day Section 8 notices in California? Will Housing continue to pay throughout the duratoin of a 60 day notice? I cannot get in contact with anyone at the Housing office and wonder where I would send the 60 day notice to.

Hello! Can someone please help me make a decision to whether obtain my real estate license or not? I came across real estate investing about six months ago and just fell in love with it. Therefore, I proceeded to get my LLC and I was ready to go! But I've been sitting on it all this time because I had my heart set on wholesaling, but come to find out that it's way too expensive here in the bay area, as we need 3% earnest fee of which I was told an earnest fee would not amount to more than $1000. But since the homes here in the bay area are well over $1 million, this is not something I can afford. I also understood wholesaling to result in a very quick transaction… No more than two weeks, but I've heard just the opposite as well; wholesaling takes a good month just like an actual normal real estate transaction would. Which one is it??Also, I've been trying to find individuals to JV with and it's so hard to know who I can trust. I've already come close to being scammed. I have received conflicting information from real estate licensees and non-licensees as far as if I get my license, there is a lot more liability that comes with that. That's fine because I'm not trying to scam anyone. I've also received advice on that if I get my license, The broker and mentor within the brokerage, will eat up all of my commission. I've heard all kinds of things, as well on the contrary that if I do obtain my license, it will pan out in my favor because I will learn the ropes and have access to a much more cohesive network. I really like this part of it. However, I just don't see myself being an agent. Can someone please help me out here because I don't know if I should continue on as I have, which is solo out here on my own and getting nowhere or get my license so that I can operate as an investor under the DRE umbrella?I'd really appreciate!
