We are looking to partner with buy / hold investors who are interested in properties in Texas!

We are currently locating package deals of properties, most if not all, fully occupied. Most of these homes will be in good, if not great condition. For those that are non-performing (i.e., non-paying tenants, repairs needed), we can obtain at a deep discount.

For investors looking to leverage their cash, we are able to convince many of these owners to carry a note, at terms very consistent with bank offerings, without the endless list of junk fees. It’s simple, minimum down, very favorable interest rates from 4-6% and terms in the 7-15 year range. All transactions are processed and completed through a reputable title company.

We are currently working the following counties:

  • Dallas
  • Lubbock
  • Wichita
  • Ellis

We have the ability to currently work a 150 mi radius of DFW, so if you would like us to look into a different county, please don’t hesitate to reach out. In general, it takes about 3-4 weeks to begin producing in a new county.

There are no “special” circumstances to these opportunities. Inspections will happen, rent rolls and leases will be provided, Security Deposits transferred, and rents prorated. If you are located out of state, we will help you identify potential Property Managers for you to interview. We will provide written estimates of any major repairs, if there are any.

These deals are not easy to put together and take several hours of talks to get them to come together. We develop a great working relationship with all of these sellers and will present any reasonable offer. These deals are pre-constructed to work at the 1% rule or better, or I don’t announce them.

Hi Josh - I am a few weeks from finishing a flip in Sunset Hills (Waverly Dr). That area is highly sought after due to its proximity to Bishop Arts / Downtown and people love the craftsmen homes. There is a greater connection amongst neighbors there and many who grew up there never want to leave. The prices you see are due to its desirability and less about gentrification. You won't find the deals on MLS, unfortunately. If they do make it to MLS, there will be significant competition with other investors. You might try to door knock and / or cold call around the area to reach homeowners directly.

Hi Lei -

In Texas, the saying is, "It's not if but, when" for foundation repairs.  The soil is unstable and many older homes do not have gutters.  When I started investing and thought I should stay away from homes with foundation issues, it became apparent quickly that I would have a hard time finding any investments.  Typically, homes with foundation issues can be the greatest deals as families don't have the means to repair them.  As long as you have them repaired by a reputable foundation company and include repair documentation / warranty info in your disclosure, you will be able to sell.  Buyers are used to seeing foundation issues that have been repaired.

@Account Closed, it varies.  Investor prefers to package them to sell but, is willing to sell multiple packages at once.  Each package has a minimum of 15 doors.

Hello -

I also wholesale properties in Texas and we have partnerships with investors who contact us to help them liquidate their rental portfolios (SFH and multi-family) which are non-performing / underperforming and they don't have either the means, desire or time to manage them. A few of these portfolios would equate to a 11-17% Cap Rate based on current agreed upon rental rates. Additionally, some are below area rental rates and investor is paying utilities so cap rates could and should increase. Needless to say, it would need an investor willing to clean up the issues (cash for keys, etc.).
