Podcasts are great.  If you get the chance and haven't already done so, check out The Real Estate Guys - they are fabulous, though, I admit, they are friends and I am biased.  Robert Kiyosaki is a regular guest and good friend of theirs.

Welcome to BP and the world of investing. My first question for you is what investing books have you read and what webinars or investing groups have you checked out?  There is so much information available online and through meetups.  There is so much information that you can also not decide what to do next.  Many new investors think in simple terms like buying a property to cash flow or flip.  There are lots of ways to participate as an investor.  Being a private money lender or being part of a syndication are also options.  I work with a lot of investors who have $75k - $500k and want to get 15%+ annualized returns.  My partners and I offer syndication opportunities that create cash flow for you and we handle the work.  There are lots of people out there who have options for you to find the right investment.

If you haven't already read Rich Dad, Poor Dad and Think and Grow Rich, they are the basics in my opinion.

@Emily Hakala, thanks for the note. I used to live in SF and spent a lot of time in Oregon and Washington. Such a beautiful area. I have a couple of excellent investor friendly brokers in Austin and would be happy to connect you. The best advice I have for you is to work with an experienced agent who understand the local market, who understands investment properties and who understands your investing objectives. Build your power team through referrals, join a local investing club, ask questions, learn from others and leverage bigger pockets.
