@Denise Evans should my notice to vacate include the date I'm able to file ejectment? 6 months from today?

@Uneeq Khan I go through the state to get mine instead of bidding. Basically you are paying that persons back taxes. If it's been in the states possession less than 3 years you get a tax certificate which is just having a lien, you'll have to wait 6 months before you can evict someone. If it's been in states possession 3 years or more you get a tax deed which then you can immediately file for ejectment. Regardless if its a tax lien or deed the owner still has a 3 yr redemption period in alabama (study redemption laws). Then you get a lawyer to clear the title. This process is to get rid of any existing liens, etc. You will then be able to sale the home for the propery value. The purpose is to go in and do as much repairs, not improvements, as you can. That way if owner tries to redeem they will have to pay you back taxes, plus repairs, and a percentage. Most of the time they can not afford it. @Denise Evans is a expert when it comes to this. I've learned everything I know through her. 

But it's important to research because sometimes the owner will get a lawyer and they'll try to find any kind of slip ups to aviod paying you what you've earned. That's why it's important to know what you're doing.

Also I've seen people pay for a tax lien or deed for a really low price and then sale it for way more than what they paid. I've seen people buy a tax lien for 1,000 and sale it for 5,000. I wouldn't do it though. Alabama is a great state to do this in. After I get a few under my belt here I plan to go to GA and FL to see what I can find but only after I research their state laws. Each state is different.

@Denise Evans great example. Thanks for breaking that down to me. I'm going to keep reaching out to the owner and tell them in my owns words what you just explained. In the mean time I'm going to write a notice to vacate with my contact information and see if anyone gets back with me. If no one gets back with me within those 6 months I'll go to the courthouse and file for ejectment either way, because I really feel as if the property isn't abandoned. Thanks so much! 

@Uneeq Khan it seems to me it can be pretty profitable if you know what your doing. My bf bought a tri plex almost 3 years ago and has been collecting rent almost the whole time. But you have to know your laws and know what's going on

@Denise Evans great advice. Thanks so much. I will do just that. What if I can never get in touch with the owner? Just write a notice to vacate and then wait 6 months til ejectment?

Denise Evans thanks so much for the clarification. I'm not sure at all if it's abandoned. I'll go by and leave my contact information and try to get in touch with the owner to see if they plan on redeeming or not. If I can't get in touch with the owner or anyone else to see if it's abandoned, do I wait six months before I can attempt to enter the property? What if I can never get in touch with the owner? Would it be best just to wait 6 months and then file ejectment whether someone lives there or not?

Alabama. I'm not sure if it's vacant. I was going to try to reach out to the owner to let them know the situation. Then I was going to go by the house and see if anyone lives there. If no one answers I was going to tape a letter to the door with my contact information and a brief message as to why I'm putting the letter on the door. If I don't get a call or if no one ever comes to the door I was going to take it upon myself to get into the property some kind of way. I'm not sure what to do right now.

Hello all! It's been awhile, I've been laying low. I applied for a property a couple months ago and I just got the tax certificate today. This is the very first tax lien property I've ever purchased. I was going to try to sale it but my bf thinks I should keep it for longevity. I'm not sure if it's vacant or not. I'm going to go by there tomorrow. Any tips or advice on what I should do next?
