@James O'Brien thanks alot. It's been about 6 months since I've looked into this sitaution so a lot of things I forgot. Thank you. Denise Evans is great. I always post hoping that she see's and can give her expertise. 

@Denise Evans so if I file ejectment and it goes through, will I not be able to go in and start making repairs on the property? I would've loved to get my money back a few months ago but since he hasn't redeemed I'm going to see if I can try to keep it. He has already stated that he isn't in a good position as far as money goes. 6 months ago i made a post in reference to this situation and you told me to go ahead and put a notice to vacate on their door and take a picture. I did that, so will that have to be done again?

Hello everyone, back in May I got my first lien certificate. By me being to anxious I purchased one that was already occupied. Huge mistake on my end. I then learned that with a tax certificate I couldn't evict right away. I had to wait 6 months. Since then, I've talked to the owner a few times. Each with him saying he was going to pay me my money and redeem. I signed the paper work and everything to hurry and get my money that I spent on the certificate. At that point I wanted out asap. It had been 6 months and he still hasn't redeemed on the property. I was told back in May to go ahead and put a notice to vacate on the door and take a picture. I did that. So I'm going to try to give the owner another call and if he doesn't redeem within the next couple days I'm going to go to the tenant and explain what's going on. I'm not sure if they have a lease agreement or not but if they don't I will let them know that I'm going to start charging rent and I have the right to evict. If they choose not to pay rent I'm gonna go ahead with the eviction process. From there, I want to make any repairs necessary and either stay in it or rent it out. Hopefully it'll up the price and the owner won't be able to afford to redeem. Not to mention it's that time of year to pay taxes. So that is more money they'll have to pay me back. Any advice at all is appreciated. This is my first property and I'm hoping to have a positive outcome. Whether I get my money back or get to keep the property, I'm okay with that.

So I picked up the certified letter and it was the same letter I received last month. I called the person and spoke with them. He said he'll have the money within 30 days and he's going through some things. I hope he can get it to me within that 6 months timeframe of when I can do ejectment. If he doesn't I'm preparing myself to go ahead with the ejectment process so I can go ahead and make improvements. Any advice or information is greatly appreciated!

@Denise Evans it is certified and is from the owner. I'm going to pick it up tomorrow. I will post an update to see what I should do next

@Denise Evans they have sent a certified letter that I have to go pick up tomorrow. Hopefully they are trying to reach out to let me know more information. I will be sure to send them in my own words with what you stated above if they can't give me the money right now. I'd like to speed up the process and move on to another property. Thank you so much for your knowledge!

Hello everyone, I purchased my first tax lien a few months ago. Since then, the owner has sent a letter stating they would like to redeem. I recieved the letter and enclosed was some papers for me to sign for them to redeem. I'm not interested in the property at all because it's occupied. I just want what I invested. I did sign the letter and sent it back to him. I don't know what to do after that. I really should've waited until I understood more before I signed the letter. What's it the process I'm about to get into? I will never purchase an occupied property again. I'm in Birmingham, Al by the way. Any advice or knowledge is appreciated!

@Denise Evans, thanks for the feed back. I was trying to take the cheap way out I guess. The properties that are abandoned and need work are more pricey than the ones who have only missed a couple years back taxes and that's not vacant. The next one will most definitely be not only vacant but abandoned. I don't know how to send you a direct message. I sent off the letter back to the owner. What is the next step to redeeming? Will he send the money back in the mail or will I have to go to the court house. Also, my husband is about to grt the tax deed to a tri plex and he needs help on how to clear the title. Also, to know the true value of the tri plex, will he have to hire an appraiser? Thank you again for the feed back

It's been awhile since I've posted but on my last I said I would post an update on the occupied tax lien property I purchased. Since then the owner is redeeming on the property. It did have someone staying in it, I couldn't do ejectment immediately. I wasn't able to go in any repairs due to someone already being there. So from my experience with this I will not be purchasing any more properties that aren't abandoned. I'm on my search for my next property. I'm open to any tips of advice. I'm in bham al btw.
