I have a lead on a SFH that sits on 4.5 acres of land. this is new territory for me. I was told that the property needs a perc test and I also need info on zoning. The home has not been lived in since 1998 so it may be a tear down. Can I market this land to a developer, and if so, what info should I have on hand?

I have a home under contract that was built in 2006 in pretty good condition. I received a message from a buyer who has conventional financing and is interested. If I double close, can I pull off this deal? 

Michael Quarles so to clarify, you use the junk car magazine and call those listings to see if they happen to have real estate they also want to sell? Is this correct?

I have an owner who is in pre-foreclosure and his house will be auctioned off on May 2. He owes $183,000 on the house it is asking $195,000 for the house. He has very little equity, and refuses to come down on the price. However, he is open to financing through a subject to. Can I get some guidance on how to close this deal?

@Anthony Dooley that is certainly the hope! i have just been having trouble locating people. I use the deal machine app to send out mailers so I hope that I get some feedback soon!

@Stephen Herbert awesome schedule! that covers tons of ground! Do you use mailings more or call them? I have been calling 10-12 numbers just looking for one person! Its costing me too much time. also, can you elaborate more on what to do in regards to Real estate attorneys, wholesalers, and asset managers?

How do you all deal with people who are mean on the phone? This is the anxiety inducing part of cold calling. One lady started yelling at me and wouldn't let me talk. How can I get myself out there if people will not listen, and also avoid a verbal beatdown?

What are your thoughts on owners with code violations or dilapidated homes? Worth it or no?
