I know this topic is old but I thought I would give an update. I ended up buying the landlord accounting guide and found it very helpful to get me through setting up my rental business accounting. I also had several specific questions I asked the author on his website and got responses to all of them (Thanks Jonathan!). When tax time rolled around this year, it was really easy to print out all the needed reports and account summaries to provide to my tax accountant and he was able to take it from there. Yes, it is a bit pricey, but you are basically paying for time & research that you do not have to do, just follow the step-by-step guide. For me it's a worthy expense for such an important aspect of my business!

Thanks for all the responses! I too would naturally think to setup tenants as customers but I have heard from more than one source that this is not the best way to organize the file do to the way Quickbooks does it's reporting. This books page itself says "Avoid the common misconception of creating tenants as 'Customers.'".

Steve Might, from your use of the guide so far, sounds like you are satisfied and find it worth the cost?

Has anyone here purchased the Quickbooks guide from the website landlordaccounting . com? I have been a user of Quickbooks for years, but getting into rentals now and it's a whole new type of tracking when it comes to property and tenants. I am looking for something to help me get rolling quickly without toiling through the learning curve on setting up the company file. Thanks! David
