Anthony M. Thanks I underestimated the HUD buying process and your inputs have extremely valuable. Jay C. You are correct the listing broker isn't much help ... Have to go directly to the asset management firm

@Jay C. good tip on asking the agent for the lowest they would accept. I should have thought of that :)

Looks like I should have been more careful in reading the addendum for HUD inspection.

Right now I am thinking I will go forward with my inspection and see what come out of it ...

Dear BP'ers -

I am looking at my first potential deal and its a HUD property. I have obviously not dealt with HUD properties before and learning their cumbersome process to get the deal approved argh...

Anyways, I have this HUD house under contract and I am planning for inspection real soon. I had to go through HUD to request the utilities to be turned on for inspection and today I got a reply from them that they will not be turning on the water!!

My question is how can I get an inspection done without the water turned on? I won't be able to find out water pressure/ leaks and that can be a big ticket item. What would be your suggestion in handling this situation A) walk away from deal B) reduce the offer price by worst case cost estimate C) other suggestions?

This is my first post (besides the intro) and I'm very excited to get engaged in a virtual dialogue with this community. So here is my question/ situation ... I have a offer in on a single family that requires some major updating ... Flooring, painting, roof work, driveway, siding etc. My plan is to fix it up enough to get it rented out. My offer was in this morning with financing and inspection contingencies. We just heard from selling agent that this property might not qualify for conventional financing due to the amount of work it needs. I would really value input from you all around what banks look for in financing as far as property condition is concerned. Thanks in advance ...

Currently I am looking at west allis, bay view, cudahy, greenfield, franklin.

I will be narrowing down my search this week. Quickly finding that MLS deals maybe hard to get due to the price point (numbers done make sense) so also looking to connect with wholesalers in the Milwaukee area.

@Paul Zierk Thanks, I could not make it yesterday...It looks like it was a very informative session. Hope to attend the April Meetup.

For all the metro Milwaukee RE investors - I have been looking through MLS with a couple of realtors for reasonable deals all over the metro Milwaukee area...do you have any recommendations around neighborhoods/ areas to focus on..."up and coming" areas?

I know the answer may very well be "it depends" but thought I would ask the experienced ones here :)

Hello All -

I have been reading the Bigger Pockets forums for a few months now and I am totally hooked (both to forums and podcasts)...such a great wealth of knowledge and an extremely helpful community.

As we moved to a bigger house a couple of years ago I became an accidental landlord. Since then I have been thinking of learning more about real estate investing and this year my goal is to jump right in (thanks to great stories from a number of you on these forums).

I am from Milwaukee Wisconsin and will be looking for single family/ duplexes in the metro Milwaukee area. My goal is to close 3-4 deals this year with cash flow as the primary driver (buy and hold strategy).

Thanks again for being part of such an active community. I look forward to meeting some of the locals this year.
