Hello,

I own a small single tenant commercial property in Yuba City Ca. I purchased it in a retirement account. The third party administrator is asking for a Broker Price Opinion for 12/31/2018 and 12/31/2019. I reached out to appraisers and they said their services are overkill for what I need. I just need some documents for my records. I reached out to the listing agent ( he represented both sides)  without a response. Property is located in Sutter County Ca. 

Any advice on how I can get a backdated BPO? Not looking for free but not looking for a $3,000 appraisal for a property only worth around $300,0000

Great post. How do they come up with these numbers? I have an office building that they claim in worth $7.8m. Realistically it's not even worth 1/4 of what they claim. Seems like a random number, its so far off from market value. This never made sense to me. Any ideas?

Hello,

Looking for a map someone posted a couple years ago. I remember it gave the good and bad areas of Stockton ca. Looking to develop a small strip mall. I tired looking for the map without any luck. It was probably 2-4 years ago but still remember it. Was based on single family homes but hope its relevent to my proposed project. Thanks

Hello,

First I want to apologize. English is not my first language.

I purchased a retail building with a single tenant about a year ago. The lease states every year it adjust to the Bay Area CPI San Francisco/San Jose/ Oakland.  Since 2013 the old landlord did not increase the rent per the lease. The lease is very generic and only states  increases in rent. To make it easier I will use simple numbers like $1,000 rent and 3% CPI increases. He's currently paying the $1,000 but per the lease should be paying $1,060.90. Can I raise it to the $1,060.90 or did the old owner mess up not increasing the rent per the lease. The lease does not say anything if the landlord does not elect to raise the rent. thanks Adam
