 Good point. I hear that the average RE agent sells (is this for buyer or listing agent - so confusing!) 5 or so a year? Again, the stats does help a lot for me. 

I have tried going to open houses to gauge how the agent is and they blurb things that they should keep to themselves about the sellers. Sigh...

Does that information give us an accurate view of who was the better agent? No both simply did what the market demands in those areas.

Remember there are lies, damned lies, and statistics.  Stats can give us a false narrative if you do not understand how to properly interpret them.

Yes, I think I can understand and see where these agents are listing & selling. I have worked with high volume agents and mediocre ones and honestly cannot tell you a difference between them. But once I ask for the MLS printout, they hesitate and tell me to look at their zillow profile or say that will send me and never do.

They are ALL nice when you are interviewing them, so having the stats does help at least separate the ones that claim to be successful and the whanabes.

 Thanks J! I just recently started to read more about this as it never occurred when I was just buying/selling as a homeowner and not as an investor. I see that now it makes sense to find one before you put an offer...

I thought a requirement for a lien encumbering a house was to have the it recorded on the land records, even if it originated in a different county.  What was the case in your second example?

 A blànket line  of credit. The seller used that house as part of a 180k, 8 house cross-collateralized credit line. It was only a 100k house!

The lien recorded in the wrong county was a private 28 year old 2nd for 30k that was never reconveyed. The parties were all deceased. The title co insured it after tracking down all the heirs. Could've been a nightmare!

Phew! I had to look it up and still was not sure what the blanket LOC was. Thanks Robert for asking.

The more I ask, it appears that I have so much to learn... But I enjoy learning! Thanks again
