In my opinion, single-family homes tend to be stronger for comps and resale, especially in gentrifying areas, while duplexes are often better for house hacking than the BRRRR strategy.

My personal sweet spot has always been buying in the high end of the low-end neighborhoods—those spots where gentrification is already in motion. I stay away from condos and duplexes and instead stack single-family homes in areas with strong rental history over the past 5–10 years. That way, I can predict rent growth and time my cash-out refi better.

If the deal has enough equity, even if cash flow is a little tight at first, the BRRRR still works great. Just make sure you're setting realistic timelines, and use historical rent trends to estimate when you'll hit that break-even or positive cash flow mark.

Thank for the feedback! I definitely plan to attend some in person meet-ups. I've searched for meetups in my local area through BP but was unsuccessful. I will try the other avenues that you have suggested. In this I hope that I can link with someone that can provide more insight into the local market. Also, receive some referrals for my team.

Hello everyone,

My name is Takarra, and I currently live in Augusta, GA. I've joined the BP platform to join in on the wealth of knowledge within the group. As titled, I am looking to finally step out of my comfort zone and buy my first property. I've researched many aspects of REI for many years and haven't taken the leap. I am tired of wasting time due to wondering if I'm ready. I plan to utilize the BRRRR method in and around the Augusta area through a SFH or duplex. I would love to connect with any local REI Groups. I am open to any insights and best practices. I am also looking to build my team.
