These are places customers are actually going day to day to do business. The places getting crushed are clothing only type stores where people touch and look around but then buy online cheaper. 

Those business models for clothes generally do not work unless in very high end areas where people have lots of money to spend. Thrift shoppers that have less income tend to not drive enough sales per sq ft to justify an apparel store to have a retail storefront unless they have ultra low rents. 

 Fair enough but it is volatile because we're moving to an Internet Age society now. The next app or next new Invention could wipe out a whole niche Of destination offices. Netlfix has wiped out Blockbuster rentals, Uber IS going to whip out taxis. It may not happen soon but it's a matter of time when

Michael Le That is a good question I feel that strip malls/commercial is coming under attack from the Internet. People need a place to live, home ownership is at 50 yr low and more people are renting.

what are Disadvantages and Advantages of each of these and which one do you recommend? (I prefer multifamilies by a Long Shot)

Thank guys! @Jacob Pereira, what is your COC Return in that area? Here in Vancouver, it's ridiculously expensive to own any Real estate. That's why I'm focusing a bit out state

Do you include all the typical Expenses associated with Single family homes same with condos or do you not include some like Cap ex etc?

Thank you Everyone that's what i was thinking. I wasn't sure. If you just make income that is considered 'dead money' or fake money as you lose 2-3% of value due to inflation

 Are you considered a Millionaire if you have a net worth of over 1 million? say if you make maybe 100,000 a year but if you have a sizable Real Estate Portfolio that assessed over Million dollars?
