@Tomas Nuno

Many local lenders can provide you with a loan option that fits your investment goal. FHA owner occupied / house hacking is one. There are several great local lenders I've worked that will be happy to connect with you. Please message me in private to further discuss.

@Luca Perinuzzi

Why would you want to represent clients' interest (investors or non-investors) in markets you're not familiar with. As a licensed real estate agent, you owe fiduciary duty to everyone you represent and that fiduciary duty requires you to not just have the competence but also the local market knowledge needed to serve your clients best need and provide them with professional insight/advisory.

Once you get licensed, be sure to check your Independent Contractor Agreement with your brokerage and what authorization you are afforded.

Alternatively, you can move to other market with easier barriers to entry

or form referral partnership with fellow agents in markets you're not familiar with.

Hope this helps.

Wishing you success on your license exam.

@Amna Khan

Experiencing cold feet is a common feeling in real estate investing, especially in a high interest rate environment such as the current market cycle when the numbers / deal analysis can be tight.
It's essential to take action when your analysis makes sense provided you’ve done proper due diligence.

The increase in debt obligations to more than twice your current rent may be a concern. Have you asked your agent to provide market appreciation data for the past few years? While not exact, this data can offer valuable insights to inform your decision.

Hope this helps.

@Hieu Vo

It's great to see that you've been actively analyzing deals and assessing their cash flow potential. That's a crucial step in the investment process.

Currently, many properties are facing challenges in generating cash flow due to various factors, including the high interest rate environment. However, it's important to note that deals are still happening every day. Some investors are adapting and adjusting their strategies based on market conditions, rather than sitting on the sidelines. The choice is yours whether you want to be among these proactive investors or those who simply complain about the market.

If you'd like to discuss further or need any assistance, please don't hesitate to reach out. As an investor-friendly agent serving Houston and the surrounding areas, I'll be happy to provide any clarification you may need.

Quote from @Marcellus Jordan:

Hello Everyone. My name is Marcellus Jordan and this is my first post on Bigger Pockets. The purpose of this post is to document my thought process and also to share my current situation. I most recently graduated from university with my Master's Degree in Engineering Management (80k in debt). I currently have a job lined up in December working at Amazon as a software engineer and currently make money from freelance software. In the meantime, I will be back home in the Greater Houston Area.

As of recently, I've decided that I want to invest in the small-multi space (to cashflow). To do this I plan to try to get approved for a FHA or 203k loan. The idea being that I would live on the property and rent out the additional units. Would appreciate any advice as I get started on my property search. Also, would appreciate any insights into the process of getting approved for a mortgage. Lastly, I plan on purchasing pro membership soon, so that I'll be able to analyze more deals.

Looking forward to networking with you all.

@Marcellus Jordan

Utilizing an FHA or 203k loan and living on the property while renting out additional units can be a smart strategy. You need to do your due diligence and ensure that your finances are in order.

If your focus is a duplex for instance, your desire to live in the unit and still cash flow may be a bit far-fetched. This is why it is important to work with an investor-friendly agent who can add value to you and shorten your learning curve, validate or reset expectations, assist with property search, neighborhood research, provide a second set of eyes on the deals you analyze, etc. Feel free to reach out. I am an investor-friendly agent serving Houston and surrounding areas and I'll be happy to assist you with further clarification.
