@William Huston I personally think it depends on your proximity. If you can be boots on the ground for all your properties that is very important and it will save you a good chunk of change on a PM. That being said, it is nice to have a PM in case there is ever any disputes that arrive with tenants. Having a PM can save you from having to always be the bad guy. We only have one rental property so far and we've self managed. There are aspects that I love and aspects that are difficult. I'd be happy to answer any questions you might have. 😃

Hello fellow investors! I just wanted to introduce myself. I'm Tairsa, I live in Utah, and I'm so excited to start this real estate journey. My husband and is purchased our first house hack almost two years ago and are preparing to put an offer on a 4plex. I love RE because it's helped both my husband and I find the motivation to get out of debt and have a wonderful financial future. I'm a mom of a beautiful 19 month old boy. I love running, eating and playing the piano. I also have a degree in accounting, but I don't actively work in that field. I'm excited to get to know others on this forum!

@Cody L. Thank you so much! I'm still really new to this and the opportunity has come to us before I've had a lot of time to study seller financing. I'm currently reading Brandon Turners book on investing with no and low money down. Do you have any other resources you'd recommend that were helpful with this particular strategy?

My husband and I are looking at buying a 4-plex from a friend and would like to present the option of seller financing. I'm a little worried as this is a friend and I've always been warned about the problems of doing business with friends and family. I would love thoughts from people experienced in seller financing or anyone who has done business with friends or relatives. Thank you!

1. Weekends or lunchtime is best for me. 

2. I'm great with either a speaker or networking.

3. No preference on venue.
