My wife and I just purchased our second property that we are using as a short term rental. When I used the calculators to run numbers I included numbers for maintenance and capex. My question is after you collect your gross for the month do you put all your capex and maintenance savings in the same account, do you have separate accounts, do you put all your money in a single account and create a spreadsheet with numbers you have saved? As you’re scaling and adding properties do you have one account for all your properties for these expenses?

@Susana L. Thank you for your post! We're currently debating renting by the room versus renting the whole house and I appreciate the insight the comments have brought. I agree with what's been said about splitting the common area damages between the tenants. This may encourage all tenants to take better care of the common areas as one person's actions could penalize everyone involved. I would also charge more per room and do a flat rate on utilities. It will make your life easier and be less hassle on tenants needing to change the name on utilities if the person who signed up for utilities moves out. Best of luck!

Our current home required a decent amount of work both inside and out. We tackled the inside and have created a lot of sweat equity. We have an extremely intimidating yard project ahead. We're on nearly half an acre that hasn't been properly taken care of in years. My question as a newby is how much value does landscaping add to your homes? We obviously know that good landscaping is important for curb appeal, but we want to be careful not to over spend on landscaping. There is potential to spend a lot of money with the size of our lot so I'd love to hear people's opinions on what would be important to spend money on as far as landscaping goes.

@James Wise this may be a silly comparison, but being a landlord is like being a parent. You absolutely want a good relationship with your kids, but it is also your responsibility to lay down the law in order to protect everyone involved. Think difficult teenager and tough love. Most teenagers "hate" their parent at some point, but ultimately the parent's got to parent and the landlord's got to landlord.

@Carrie Giordano I would say that it probably isn't worth the knowledge and time am experienced agent could bring to the table if you're only looking to do a couple deals. Yes, commissions are expensive, but you need to remember that you're paying for someone to do a lot of the heavy lifting by finding deals, taking care of negotiations, etc. If you consider the cost of your time as well as any fees related to getting your license it may end up being a wash. If you didn't enjoy being the agent the first time around I would totally just let an agent who does this full time take care of you. Best of luck!! I hope you get your dream house!

@Chris Jensen I think it's important to be active so you can learn and network. I have set the goal to respond to one thing per day. I'm only able to get on for about ten minutes per day but I feel part of the community even with that small amount.

@Becca Summers hey there! We were initially looking in the Provo/orem area but my husband has a potential job change that will be taking us to Phoenix. We're currently exploring that market to see if housing prices are more affordable down there as Provo/orem is a little ridiculous.... 🤪
