I'm looking to form or join a mastermind/accountability group chat with other investors or soon-to-be investors. Does not have to be in person but have to be willing to commit to weekly calls. 

Just a group to brainstorm, keep each other focused on taking daily action to move toward our goals, share progress, etc..

It's a story as old as time- everyone on this board is "going to be doing lots of deals in the future," but the facts are that very few people will ever make any moves at all. 

If you want to build a team, meet people in your local market who are actively doing deals like you want to do. Buy them lunch, be humble, ask lots of questions. Be gracious and thank them, offer to provide them with value somewhere that they need. 

On the agent side of things there's a very common mistake that newbies make- they find an new, inexperienced agent who is willing to do anything the client asks and is available 100% of the time to them. That's not your agent- that's an unemployed and desparate person. Find an agent who is actively doing deals, lots of investment deals- at least 20 or 30 every year. They may not be available to you 24/7 and they may guide you through the process and tell you NOT to make that offer with the price and terms that the BP calculator spit out- that's what you want. A person who knows the market well enough and can guide you through the process to actually acquire a property.

Finally- a local lender is 10000% always better than the best quote you find online for a mortgage. Work with someone reliable who you can sit down with at coffee or their office when there is a problem, and there will always be a problem. Those discount brokers online will ghost you as soon as it gets difficult and leave you holding the bag.

Sending a private message is another great way if you want a certain answer and do not want to post in the open forum.  Great way to have a one on one discussion back and forth in detail.

How did you build your team? How did you find your brokers, agents, lenders? What criteria must be met for each member? I am currently:

- Networking through BiggerPockets

- Networking through Social Media

- Searching through my local Realty Companies

Hello everybody, I am just starting my journey but need some information! My vision and strategy is crystal clear but I feel that there is more that I could be doing. I am currently: 

1. Raising Capital for Down Payment, Closing Costs, Cash Reserves, CapEx etc..

2. Raising Credit Score to 700

3. Found a realtor

4. Learning & analyzing deals daily


Is there more that I can do? Am I just being impatient? Am I missing crucial steps?
