Greetings all.

Is there a new form of rental contract that is pro-landlord?

How do you draft or go about getting a lease that ensures, to the best legally possible, you’re protected from none-paying tenants?

I am doing my best in screening, but I’d definitely want to hear from others out there on how they’re constructing their lease?

Good morning BP Fam, 

My one-year tenants moved out and caused way too much damage to the walls of the house that I had to repaint the entire house in order to get it back to a renting shape. In accordance with MD Tenant/Landlord law, I need to send the previous tenants a statement of costs reflecting the cost of damages, and in my case, it exceeded the deposit account. Has anyone dealt with such issue before, and where can I find a sample statement of costs if you prepared one, please?

I can use an extra hand in painting a rental. Old tenants moved out and the walls are in need of fresh paint. Good way to really get first hand experience on what you’ll be dealing with.

Tenants just moved out and the walls are all patchy and in terrible shape. In need of a good, and affordable painter around Severn/Fort Meade, MD.

Welcome to the Bigger Pockets Family @Ed Stelle. I, like yourself, started last year and bought my first home in 2018 (house hacking). I just bought my second house less than a month ago (forclosure) and currently doing the renovations myself. I work around Ft. Meade, but my new place is in Lanham, MD. Come by sometime and see the process of renovating.

Tim, thanks for the info. It was built in 2015 and I did use legal zoom for my first year renting it. But I learned that there is lots uncovered and I also wanted something that has more details.

@Richard Jr Caicedo I am actually being very conservative with the numbers and that is the route I am seeking at the moment. I wasnt sure if others have another creative ways to finance the deal. Hard Money Lenders have not been that great of a help, at least the ones I reached out to.
