House hacking is living in your first investment property. It could be a duplex or 4-plex that you live in one unit and rent out the others. It could be a property you bought at a discount and are flipping it and renovating it while you live in it.

@Tajh Tyler. The 50% rule is that on a rental, generally your expenses are about 50% of your rental income, if you buy it correctly.

Go to the County Appraisal District website for the county the homes are in and do the search with the addresses you find. You can get mailing addresses of the owners. No phone numbers.

It cost me 30 bucks a month about 18 years ago. I don't remember how much it increased my credit score, but it was good enough to get s mortgage after the were done. My credit was poor and I had more than a couple thing on my credit report that I needed removed.

@Rosa Elena Tejado. Have you done a search on the owner's name at that address to see if they own other properties? If they do, you might mail those addresses?

@Corwin Hernandez. I was in the same situation back in my late 20s and early 30s. You can fix your credit score yourself or you can pay a company to do it for you. I used a company called Lexington Law Firm to do it and it too about a year. Back then (18 years ago) it cost about 30 bucks a month. 

You can also do what they do and pull your credit report and write letters to dispute things on your credit report to have them removed. You will have to do this monthly until they remove things so it's a bit labor intensive. You can find dispute letter templates online.

@Jeevon Jones Jr. Welcome to BP. It's really about reading up on the different strategies and deciding which is the route for you, your comfort zone and financial situation. It also depends on your goals. My personal strategy is BRRRR because I want residual income so I can quit my day job and be home more.

Take the time to research the different investment strategies, decide on what your goals are and pick something you're comfortable with based on those two things.

I would also have a passion for teaching if the students were giving me 40K a pop. I'd have a passion for a lot of things at this prices. Shoveling dung for 40K an hour? I totally have a passion for shoveling dung.
