Google searches can be used to find funding for deals involving properties with ARVs of $100,000 or more, but what about properties with sub-ARVs of $100,000?



I need loans in regions with lesser ARV.


Homes that might only be worth $60,000 after repairs, and I would need a $30,000 loan to close the sale.




Anyone know of any lenders who will make loans on any property regardless of the ARV?

How can I locate private lenders?

I've been searching for private lenders. I had hoped to locate one by looking through houses that other investors have flipped and contacting the lender on that property, but I am having trouble locating the information on the lender on these properties.

How can the lender on a closed property be determined via reverse engineering?

I see these deals going for 70-80% of retail by others in my markets, and it has me confused. 

I have properties offered in the same areas. offered at a better price of 50-60%, but having a hard getting a real offer from buyers. 

How are you guys reaching the "real" Real estate investors and Hedge Fund buyers to sell your property for a good deal for everyone?

Do you need a preapproval letter to refinance a rental property? 

If I buy a property with Hard Money, then want to refinance with a Bank. Do I need to be preapproved, is there a chance I will be denied and stuck?

Hello! My name is Taelonn Harper and I am from Ohio. I am a 19 year old college student and I closed my first three deals this month giving me the push I needed to let me know I can really do it! I have done pay per click advertising. As I am sure you may know this get expensive, and fast!!! I was wondering if someone would be kind enough to tell me how I may access my counties tax record list and pull list such as: Tax Delinquent, Code Violations, Probate, etc...  Thank you so much!!

I see a lot of houses on there as well. Just to add to their question with my own curiosity. I have seen mixed feeling about the site, most claiming the numbers are bizarre and inaccurate. 

Referring to selling a home on there; how is the site? I see it has a section to post your home and market out to other investors. I am looking to grow my buyers list and was just wondering how effective this site would be.
