Hi there, does anyone have a  Commercial Bank or Lender Recommendation for Multi Family Apartment Building in Tacoma - 6 to 10 units ?

If you want something cheap check out Hilltop in Tacoma. Believe it or not it's becoming quite a hip spot. There is a lot of interest there. You can buy an older triplex conversion and it's no problem to get these units rented out.

I have worked at a company that management LIHTC (low income tax credit) Section 42 Housing. It was very a profitable business.

I don't like disposals but yes to the dishwasher. 

People don't realize that you can't put vegetable peels, etc. down a disposal. They misuse & break disposals often. 

Agree that if it's a high end place you may have to keep the disposal as it's something the higher end tenants are accustomed to.

I have done furnished corporate units in the Sacramento area. I just advertised on Craigslist and they always stayed full. I always did the 3 month minimum term too. You can open them to all corporate employees but you do get a lot of traveling nurses interested in these units. If you allow small pets that is a big plus for traveling professionals. There are lots of resources online to help you figure out what to put in the unit as far as kitchen items, toiletries, linens etc. Good luck to you !

I would leave as is and take $100 less per month because that is $1,200 per year and even if you go with an IKEA Kitchen for $5,000 plus your own labor, it will take 4-5 years to pay for itself. 5 years from now that IKEA kitchen might be outdated or have fallen apart from tenant abuse. What you have now looks sturdy. Yes, it might not be pretty, but it's a rental.

I have painted these types of cabinets white and it worked for a rental. It wasn't all that much work. That is a fine idea too if you don't mind doing the priming & painting. I just personally wouldn't go to the expense of replacing the appliances if they are in working condition. B tenants are not bad tenants. A tenants can be difficult to please.

I don't know your state laws but I have done cash for keys with an attorney's assistance (he drafted the agreement) and the cash was only the security deposit that the tenant had paid before moving in. He was a legal tenant. I would NOT do cash for keys with a squatter ! But, I would contact the Sheriff/Police again and explain that she is a squatter again, keep calling till you reach someone who will help you. If you have to evict I would definitely do so legally. I don't understand trying to negotiate with a squatter either. I just think that it will backfire on you. You seem to be concerned about that. How much are you thinking of giving this squatter? If the cops don't help you I would agree with the formal eviction process so you can obtain LEGAL possession of the premises.

The other option is to get some big guys to go with you and remove her belongings, kick her out, change the locks and be done with this Jane Doe.

you can sign up with some local realtors on their sites and they will give you updates via email of what is listed in your price range/area. If you see something, you have to act fast. Also networking should help.

This area isn't between Seattle and Tacoma, but have you looked at the Olympia/Tumwater/Lacey areas - Thurston County? These areas are very desirable to renters.
