I'm getting close to having the first 8 units of my 20 unit rehab ready for paint! I really would like some input from fellow BP'rs on this subject. Here are my thoughts.... Initially I was going satin or eggshell on walls but a former apartment maintenance guy, told me to forget about the need for washable paint! He said go with flat because it hides imperfections better and apartment walls don't get cleaned upon turns, they get painted and touch ups are easier with flat. I'm wanting to go with an off white like antique white, navajo white or something similar...ceilings are flat white and doors and trim semi-gloss white, so I want a bit of contrast for the walls. I was hoping to find pre mixed 5 gallons of something other than basic white, but so far haven't had any luck. Also not sure about brands and how important quality is? anyway I would love to hear from everyone on this! Thanks!

Being a consummate do-it-yourselfet and unable to clone myself, I've felt it wise to bring in some contractors on my 20 unit remodel. This is unchartered territory for me, ugh, having faith in people's work ethic, quality and honesty! I've established a charge account at Lowe's and i'm allowed to add contractors to my account for charging materials. My question is...is this a smart thing to do? I'm out of state so I can't really purchase materials as they need them and I also don't want to slow progress. I believe I have the ability to set a dollar limit they can charge before prompting a store associate to call me for approval. If i go this route was considering a $500 limit, which should supply enough drywall, mud, screws, etc. to get them through the drywall repair stage. What do you think????

silly question...i'm installing new entry doors on 20 apartments and am looking for new knobs and deadbolts....i've seen knob and single cyl deadbolts for about $13 per set, but of course they are not a name brand. Trying to put my remodel budget $$$ where it counts the most and this seems like an area I can save a little money in. Thoughts???

I opened an account with Lowe’s and they mentioned something about anything over $1500. After seeing how quick things add up with 20 units, I can only image how close your watching prices on 284!!! Thanks for the input and best of luck on your project.

Hello all! Well it finally happened....we closed on our 20 unit property in Oklahoma on 5/31 and now it’s time for the complete overhaul!!! I’ve already spent months working on a budget, searching the big box stores websites, online auction sites, etc. and have a pretty good idea of what my materials cost should be. I’m just wondering if anyone can provide some personal experience of negotiating with the big box stores on bulk purchases? I’ve been told that most have something like a “bid room” or department if your purchases exceed a certain dollar amount? I’ve also been in touch with a company called Maintence supply headquarters, that provided me a very reasonable turnkey materials quote for each unit that included everything from door hinges to full appliance package. I’m afraid I’ll end up stressing about saving a few bucks only to end up with delays that will slow the process of getting my units finished, rented and profitable. I’m also concerned with quality of materials and maybe I should accept that things get replaced more often in an apartment and just buy the cheapest of everything I can find? Anyway I’m 2 weeks into this deal and expect all the demo, repairs and paint to be wrapped up in the next couple of weeks and I’ll begin furnishing all the units with new stuff.

What’s got me considering these systems is due to the fact that the under slab ductwork on the downstairs units is rusted out and we were going to be installing a new overhead supply duct system the would require a bunch of soffits to be constructed to conceal all the new ductwork. Once you calculate all of that additional cost it makes the cost of the mini splits seem like the way to go. I guess my biggest concern was with the ability for these units to provide adequate heat as well as cooling.

Has anyone used mini split systems in apartments, and if so, have tenants been happy? I have one and two bedroom units around 700’ each. These are located in Oklahoma so there is potential for occasional temps in single digits.
