Hello,

I came across Six Figure Landlord, which is a company providing mentorship services to help get started with real estate investing. Anyone heard about it? Any reviews or take on it?

I would have loved to come for it but I am down in Orlando for work this week. I would look forward to the next one on Meetup.com.

Hi, Taabish!

I'm a licensed agent here in Austin. I work with New Western and have a marketplace of investor-grade deals! I would love to be a resource for you as you start your investing process!

Hi Allyson, I am right now in the process of gathering knowledge and making connections, so I am glad to connect here.

Quote from @Jared Hottle:

I have found deals 3 ways:

1) On the MLS (especially now) so find a great, investor-minded agent using Biggerpockets and have them set you up on a drip for what you are looking for

2) drive or walk neighborhoods you would like to invest. Make note of the properties that are in need of repair or ones that are multifamily (multiple meters is a give away) go to the tax assessor website, see who owns it and reach out either call, social media, or write a letter

3) Network with other investors, small town bankers, property managers, contractors, etc the more you put into the universe what you want the better chance you have of someone helping you get it. Many PMs, small bankers, contractors, will have the in with who is burnt out and who wants to sell so go regularly to your Real estate meetup and try to get coffee with at least one of these people weekly and follow up

 Thanks Jared!

@Taabish Faraz, not only do you want to work with an investor-focused real estate agent, but an agent that also invests and has a couple of properties in their portfolio. Don't be hesitant to interview multiple agents and specifically ask them this. Aside from agents, you'll also want to join your local REIA and see what other investors are implementing in your market. Hope this helps!

 Thanks for that suggestion, Michael!

Quote from @Karl McGarvey:

Find a great real estate agent in the area you are looking at investing who also invests themselves. Utilize their expertise to help you not only find a property, but learn the ropes of being a landlord, tenant vetting etc.

 Thanks Karl!

Build your network, so many deals to be found if you were to reach out to every Austin realtor in the bigger pockets forums.

Thanks for the suggestion Eliott. Are there any Real Estate meets which happen where one can meet realtors and prospective investors?

Quote from @Taylor Dasch:

^^^^ This is the most time efficient for sure. Real Estate Agents will happen across good off market opportunities from time to time. I would probably get one Real Estate Agent that I use to buy on the market, and sell my flips, but develop relationships with as many Realtors that I can and let them know I am serious about buying and would be happy to pay their fee.

Once you have that established, My next step (If I had no money) would be driving for dollars, identifying distressed properties, and finding the owner, then call or door knock them.

Once I get a deal done, I would download propstream, this will help me identify other possibly motivated sellers that I wouldnt be able to find just driving for dollars.

Remember to try and build a relationship with them and put them in some sort of pipeline. That way if they ever do decide to sell, they will think of you since you have been following up with them.

Hi Taylor, thanks for your suggestions. QQ - you mention developing relationships with as many realtors and letting them know that you are happy to pay their fee. My understanding is that the seller pays the realtor fee. Would love to know more about how these partnerships between Real Estate Agent - Investor work / can work.

Post: One year in and loving it!

Hello BP Family!  My name is Anitra Warrior and I am a psychologist and fairly new investor who is based out of Nebraska.  I've had this membership for about a year and haven't really tapped into the full advantage or resource.  I just celebrated my 10 year anniversary for our clinics and after 1 year in the investing world, we are at 19 doors that include commercial, sfu, and mfu.  I look forward to connecting with more people from this community and hoping I can make contributions based on my own experience.  -Anitra

Congratulations Anitra!! Would love to hear more about your story :)

Hi I am new to BiggerPockets and to RE investment. What's the best way to scout for investment opportunities - Rentals, Flipping. I am not a broker, so I do not know the resources that are available. Thanks!
