@Stone Saathoff For myself, not waiting on the market currently, just waiting on the right property. Still willing to move forward but will be more cautious during this time regarding my calculations and risks.

Thanks for the question, I have enjoyed reading all the responses. 

Considering my husband and I are late 20s, there is too much unknown to give you an estimate. Actually, we haven't even created an estimate, instead just goals in terms of lifestyle. We live way below our means with no debt other than $90K on first investment property. We would like the freedom to work per diem, parent, pursue passion projects/community service, be able to assist with aging parents, and travel. However many doors will get us there is the goal.

Yes! We closed on our first investment duplex last month. It is cash-flow day 1, until the uncertainty of Covid. Thankfully we have great tenants who are communicative and transparent. We are looking to House-hack for the next investment with a property similar to yours.

@Joe A Warner Congrats on moving out of the analysis paralysis phase and purchasing your first property! Sounds like a great deal with a solid plan. Thanks for sharing! I am actually looking into a SFR with a 2nd property for my next investment and it's great to know that it can happen.

We own 1 Duplex in San Antonio, TX and both tenants paid 100% for April! Unfortunately, they both will be out of work starting this week so we are concerned for May. Unit 1 tenant is always on time, pleasant, and keeps the unit in very good condition, we will work with them through whatever the situation is for the coming months. Unit 2 pays on time as well, but their situation is more complex, so not sure what will come for them next month.

1. I am currently an ICU RN. 

2. I am working in Modesto as a travel nurse pair with my husband, originally from Texas.

3. Our goal with REI is to focus on building equity for retirement through SMF and SF while being able to travel and have mini retirements throughout.

4. We just closed on our first SMF duplex. We don't have a favorite strategy yet but hoping to achieve each one at some point.

@Megan Hirlehey, great to see that you are wanting to try a new market! I currently do not own/rent out STR to travel nurses but I am a travel nurse for almost 2 years and thought I could give some insight.

-Furnished rentals are a must, lots of travel nurses bring their pet as well. 
-Google "furnished finders" for your area and that will give you an estimate of what properties are  offered and at what rate. I am currently in Cali so I am paying a premium price.
-Contracts are typically signed for 13 weeks but depending on area and season, could be extended to almost 9 months. I prefer to pay month to month but I have been at my current spot for almost 9 months now. 
-A con is that our contracts can be cancelled up to 2 weeks before start date or in the middle of the contract, which is why I prefer month to month.

@Rob Massopust I am currently a travel nurse as well and searching for some related info on housing! I think your idea and investment would be put to great use as there is such a high demand for housing travel nurses. I am actually going to be looking for assignment in the SoCal area starting June (currently I am in Modesto). I would like to know if you already have properties underway. Feel free to DM. Thanks!

@Chris Allen Nice, I used to work in ATX and loved it, of course. Good luck on the renegotiating! It is all happening so fast. Hope you are staying safe through it all. Feel free to PM if you have any questions regarding the contracts here in California or just travel in general. I am going on 2 years but will prob take a break after this all passes.
