Can someone explain to me the process of getting the FHA loan that only requires a 3.5% down payment as long as you live in one of the units ?

I am 18 and am looking to begin investing in Real Estate as soon as possible so any extra tips would be very helpful !

I mainly am interested in wholesaling at the moment, I am looking into probate and houses that are going into foreclosure, so I should just look up a large investor and refer to their template to use as mine ? Thank you all so much for the help !
