I need some perspective. 

I started work with a handywoman to renovate my apartment. I worked with her before on a small job that turned out fine, no issues. For the apartment renovation she had me sign a "contract". In the end she couldn't complete the job because it was outside of her abilities/ expertise even though she was given lots of extra time to solve it. Also, by the end it became clear she can't support her self in basic ways -- she was begging me for food.

SO -- I ended the contract. Now she is suing me in small claims court.

Yes, I have a lawyer. Yes, she thinks i have enough evidence to support the fact I don't owe more.

The question is: Should I file a counterclaim?

She is suing me for $7,500. According to my record and receipts, she owes me $10k for over payment and for supplies, which according to her contract, she was suppose to cover.

I always hear how these things can be emotionally exhausting, and also she has no money anyways -- she doesn't have money to eat. We were going to ask her to drop the case otherwise I'll file my countersuit. But should I file anyways?

Waco is really in the middle of DFW/Austin but I thought it could be useful to do some crowdsourcing for property management companies and share experiences.

I can share to be very cautious around Compass Property Management in Waco, TX.

I've used them for about a year and a half and even brought other investors to their business because things "appeared" to be working out. I'm not local, so I couldn't catch everything. It took some time but realized they are dishonest and their misogyny shows when they you give feedback they don't like.

Any GREAT property managers in Waco, TX?

Anyone have experience doing this? 

I just purchased a 4-plex, but the previous owner does not have separate addresses for each unit.

For example, I pushed 123 MainStreet and I want each unit to be represented separately, 123 MainStreet Unit A.

Do I need to do anything official with the post office or city? Or do I just put the mailboxes and numbers on each unit door?

I bought a small 700 sqft home as my first investment in SA earlier this year. I thought it was great! All the mistakes are smaller and are less expensive. I don't mind smaller homes and properties especially for renting out. Good luck.

Hey Joe, love all the reasoning. Are all your properties in Texas? Are majority duplexes? Duplexes are harder to come by, although I did just snag one in Waco.
