Hello Family,

While actively pursuing real estate investing and working towards the goal of flipping my first house by the end of the year, I took and FAILED the real estate exam in October and have hit sort of a "pity party" phase. I was the only one in my study group of 6 to fail. Granted, they were all taking it for the 2nd or 3rd time. 

Any recommendations on better study techniques, mentors, groups, advice, etc. 

I'd been studying and taking courses for over a year. I'm usually a "back and get it the next time" type of woman, but this time was different!

Help!

I would also suggest talking a look at properties that are posted "for rent" on property managers websites, looking up the owner and sending an offer.

You will get a huge response for a very small number of offers and you are also purchasing a "rent ready" asset.  A fair number will be rented by the time you close.  

It's a great system.  It takes 75% of the work out of what you are trying to accomplish. And it allows you to work in out of state markets.  Hope this helps.

Wow, a great idea! 

When sending an offer/letter of intent, how exactly would i gauge what to offer, especially if its abandoned or in poor condition?

He has repeatedly stated that he is happy to work with folks on BP to set up a marketing campaign plan. Good evening!

I've used a virtual assistant many times in the past for my current career HOA management, so I have a little knowledge of it.

In what ways can a virtual assistant help me with my real estate business? I have a short list, but I know there's tons more that I am missing? And what are your experiences using them for your business? Any recommendations?

Yes Miller,

I was going to suggest ACH. I use this for 15 of the HOA communities that I manage. Set up a bank account for your company. Issue a simple form for your tenants to sign and them send you a blank check and you can pull from the account yourself. (Or PM)

Hi BP,

I'm hoping someone can possibly provide me with a template of a letter to a absentee homeowner.

I have two properties who I've searched their information and found them to be living off site. I also have found one homeowner who is still living there. Should the letters be the same? 

What specifics should I include in this first letter to them? Handwritten or Printed? Does it matter?

Hello all,

Newbie here! 

Prior to presenting an offer to a homeowner whose home is in definite need of many repairs, do you recommend doing a walk through of the property? If so, how soon and how would you go about in doing so? 

There's a prospect home I'm looking into, the exterior looks horrid.(beautiful for investors!)  So I don't know what the interior looks like or what type of work would need to be done inside. 

My advice helps!
