I understand tack holes or small nail holes. These are about 1/4" holes. I would also understand one or two, but there are over 10.

My tenant is moving out at the end of this month. I went and did an inspection of the unit and found some problems.

1) Handle to the refrigerator is ripped off. 

2) They used large nails to hang paintings so now I have walls with many holes. Will need to patch and repaint for sure. 

3) They had a dog and there is hair all over the place. They haven't cleaned as of yesterday and all of their belonging are out of the unit.

The tenants were in the unit for 18 months and had one months security deposit at $950. The unit was clean and in good condition. Not sure on how to charge for the refrigerator. The refrigerator was not new but not old and in good condition. I will have to determine paint and patching cost. Will have to charge a cleaning fee. 

Any advice on charging?

How about in terms of late fees or 5- or 10- day notices? If a tenant sends me a text message stating they have the rent to come pick it up. Am I legally responsible to go and get it or should they be the ones getting it to me?

How do you all collect rent? I have one tenant that does Chase quick pay which I love and have a second tenant that I need to chase and hound to get paid. Then I end up going to pick up the rent myself. It is the tenants responsibility to get the rent to me correct? I do not need to be hounding them and going over to pick up the rent.

What happens if a five day notice can not be served quickly as the tenant is trying to avoid you. I assume the notice needs to be served before anything can be done?

I have a rental that has a HOA. The HOA states that only one pet is allowed per unit. The tenant stated she only had one dog and now it has come to our attention that the tenant has two dogs. The HOA gave is till November to clear the matter up and I have notified the tenant.

Upon moving in the tenant did receive the rules and regulations of the property and signed an acknowledgement to reading and understanding the rules. 

What are my options when November comes and the tenant still has the two dogs. The HOA will start fining me. Can I pass the fines to the tenant?

What is the proper way to give a 5 day notice to a tenant. When rent is due on the 1st of the month and rent is not received by the 5th. Can I give the 5 day notice on the 5th or do I wait till the 6th? 

Then after the 5 day notice is given do I wait 5 days or business days? Can I start the eviction process on the 5th day or do I have to wait till the 6th?
