You can repair your own credit for free with some research. I repaired my own credit years ago with a book i got from amazon called credit repair by Robin Leonard. I don't know if she has anything new since its been over 8 years since i did mine.

Also check with your state to see if you have to have any special licensing to repair credit for other people.

Repairing your own credit is pretty simple to do as long as you are not asking the bureaus to remove correct information.

Mike, there a plenty of opportunities out there but I don't know what you would find with only 4k unless you do a lease option. What is your goal for your first deal? do you want to live in it for a couple of years and then sell and move up or are you looking to rent it out?

You could go to an auction but in your area there is going to be a lot of competition. There are several auction sites out there on the net to look at. If you are thinking about the sheriffs auction, I don't know how that works in IL but here they start the bid price at what is owed to the bank & there are other factors to consider such as redemption times, condition of property, location, ROI etc...

I think there are a couple of REI clubs over in your neck of the woods. You should be able to find them right here. Go to them. network yourself and save your money for right now. If you explain what your immediate and near future goals are, folks here can help you get started.

I agree with the others about land not really being a great investment right now. No one can predict this market & im not sure purchase with the intent to build later would be a good idea since parcels of land tend to sit on the market for long periods of time. You are lucky to live in an area that has those clubs so nearby, use them as a resource.

Being 18, 4k cash...do you have a job?

If it were me at 18 & I had the insight i would save my money, carefully and wisely build my credit & start getting my networking together. Get to know a Realtor or two to help you analyze the deals, an appraiser, a mortgage broker and try to find a mentor who is making money.

You need to ask yourself what your goals are...do you want to invest to live in or to profit or both? Do you want to build a steady stream of income or are you okay making larger sums and reinvesting...

I wonder if all investors have this thought at some point. From what I have gathered (at least in Michigan) is that if you are going to be a Realtor and an investor, you have to be VERY careful about the deal....I don't want to raise any eyebrows and I am WAY to open about where I think people SHOULD and SHOULD NOT invest in this county (which I don't think realtors are allowed to do).

I have a friend who is also an investor who just got his license, I have thought about getting my license as an appraiser. I too thought that maybe it would be more beneficial for my situation.

Nationalized Banks = Government FULL control of your money & TOO much influence on the lawmakers.

We are already headed toward socialize medicine which means some suit behind a desk will have the final say in what treatments you will be allowed to receive. You will no longer be a person, just a case number.

If you need reference to how well our national health care system would run, just look at medicare....need i say more? :roll: I would personally like to decide if i get treatment or not, ME or my family, not Uncle Sam.

on the "rehab" note, since YOU didnt have it "rehabbed" yourself, you also have to be careful. Corners get cut, codes overlooked, things get patched....that should have been replaced...

I have seen "rehabbed" houses that make me want to cry for the poor sucker who bought it & is now paying my company to fix it.

I like your idea Kim of finding a much smaller commitment for Leesa considering her experience.

I liked property ladder. i havent seen any new ones of that. i also liked the original flip this/that? house when the SC team had it. Trademark properties. I loved them until i heard their fearless leader say on a radio interview with JT Foxx that he, "hates the mom & pops.". Like he started out as Donald Trump.

That guy from Texas BOTHERS me. The guy from atlanta was a total fraud...the guys from new england are ok, but they bore me....

flipping out- i can't do it....i tried....i just can't relate to that guy at all.
