I saw that on FoxNews, heard she "given" a house, though i don't know if it was actually deeded to her. What i found that was ADDITIONALLY disturbing was actually the lady NEXT to Ms. Hughes...with her starry eyed look and she said "I love you Barak"...CREEPY. I rewound that little tidbit for my 18 yo daughter to review and she agreed...

Also the guy from McDonald's who feels entitled to MORE benefits because he has (through no fault of his own, of course) been "stuck" at McD's for 4 years because there are "no other jobs" ...he was offered a journalism position. I do not know from whom, I heard that on the radio.

This country has a new way of thinking. The new American way is, "I EXIST, therefore I am ENTITLED. GIMME. NOW"

100% of our clients who say they want to go green decide against it when they see how the it changes the bottom line. The materials are VERY expensive in most cases right now.

There is a market out there for it but currently its more of a niche.

I deduct all that sort of stuff, also any subscriptions or fees that I have to pay to acquire data. my cpa says that is fine.

Did I see this coming? No. I did see that housing prices would have to stabilize and new construction needed to come to a halt. But I also had no idea that anyone with a pulse could get a loan. I didnt realize that Realtors referred buyers (who they knew couldnt afford it) to brokers that had appraisers & banks with these underwriter's (who checked for a pulse) and the loans were put into securities. We even had a mortgage broker around here who said he could structure mortgages around section 8 allowing more folks to buy!

Now what I see coming is the bailout bubble bursting. The government writing checks & printing money until the ink supply is gone. There is going to be a shakedown. SOMEONE will have to pay for all of this. It will be you and me & our kids and grand kids and great grand kids. Who only knows how much debt the administrations of their generations are going to incur...i dont see us getting out of this fiasco without some serious spending cut backs and sacrifice.

What in the hell are they thinking?

honestly, as a fix and flip investor, if i were to walk into a property that was gutted, i would whittle even more off the asking price. I would want to see for myself what needed to be done, gutting it entirely isnt always necessary and since i pay attention to my bottom line, having to replace EVERYTHING is a turn off to me. IMHO. I think you would be working harder for less money in the end.

i use spreadsheets...i got sick of the accounting software and all the info it wanted so I enter every receipt onto a master data file and extract what i need, when i need it.
