Hi Aaron,,

         Thank you for your reply. I cannot put the unit on separate meters,,huge logistics issue. Everything was fine until covid then she just appeared and hasn't left, I live on the property so I see her here everyday. She lives here now without my consent. How should I approach him with this problem?

Hello Everyone,,

        I need advice on what to do about my tenant moving his gf in without saying a thing to me. She's  working on her laptop all day in the unit. She hasn't left since she's arrived. She's there day & night for over 2 months now using utilities (which I pay for) while he's at work. She's not my tenant, he is.

Please help me with some advice

Hello Everyone,,I'm getting really frustrated with the market here in Indy. All the houses are price inflated where there's little to no cash flow. The flips require a lot of flip experience which I don't have and even the wholesalers fudge the numbers on their deals to make them more desirable and upon my due diligence I find that their actually bad deals. I originally entered this market looking for a duplex or multis where There's more cash flow. Perhaps Indy is not the market for me. What market should I be in for duplex/multis. Thank you

Hello @JebBrilliant Thank you for that information it's very much appreciated. Being from out of state walk throughs could be a challenge we however have a good agent that is our eyes and feet on the ground in Indy. 😌  I'm confident with the advice and support I'm getting here on this forum and the last stage look out we get from @RossDenman that we're off to a good start in this home search.

Good Morning, @zackhoereth @dougsmith @chriskemp @richbonisa Thank You so Much for that valuable information you guys gave me. I'm looking at Indy with fresh eyes. I can't tell you enough how much this helps. Living in California I just assumed properties appreciate over time as fast as they do here but it's not the case in Indy. Indy and the mid west move at a much slower pace if any. Some of the C class neighborhoods can really fool you in appearance wise ,,they look nice so I do use the trulia crime map which helps. I need to learn how to better negotiate a deal and get the price down to a cash flowing level. Haven't made my first purchase yet. I'm mostly looking around Eagledale, Speedway, Beech Grove  Thank you all and have a beautiful Day!!
