Is anyone having success with a certain dialer? With all the new regulations  with scam calls what dialer is working best for you or not working?

Hi, I have been using prop stream, driving for dollars and other lists. I need advice on that distribution of words when they answer the phone. People have been hanging up right away.

Here’s some advice you may NOT want to hear.

Before spending more time and money, decide if cold calling, sales, prospecting, is something you really WANT to be doing with your time.  I know you have goals you want to reach, but trying to operate a wholesaling real property business may not be the best way to reach them - for YOU.

First, understand that not everyone who claims to be successful is actually successful; ESPECIALLY in the “get rich” industry.  And many that have  “gotten rich” did so selling mentoring and advice, not actually doing any of the things that they purpose you do.

There may be a better use of your time (and money) doing something you enjoy more, or dislike less, and will bring you closer to whatever goal you have. For instance, many people are mislead into "wholesaling real estate" because they believe (1) they could accumulate capital for future investment and (2) they will accumulate "knowledge" while they "earn". BUT, they' could accumulate far more pertinent knowledge and education by either taking a basic real estate theory and law course, and or working as a real estate broker/agent, or working for a real estate syndication form or REIT.

Further, it’s the opinion of us “seasoned” real estate investors, syndicators, and deal makers that 99% of people trying to wholesale property never even make one deal.  Successful wholesalers I know spend $10,000 monthly on marketing, understand and have intimate knowledge of property values in their geographical area, understand real estate law, foreclosure, financing, marketing, investing, and operations.  How an inexperienced wholesaler with little capital is supposed to compete with them I just don’t know.

Now, I know that there seems to be an unlimited number of people, on BP, YouTube, etc., with stories of how people, JUST LIKE YOU, made $45,000 in two weeks wholesaling their first deal, armed only with two weekends of training and the special terrific one of a kind purchase contract offered exclusively to their mentoring members.  Yes, out of 10,000 people, ONE did luck out completely and a deal he couldn’t screw up fell in his lap.  Just like lottery winning.  Counting on winning the lottery probably is not a good retirement savings strategy.  Wholesaling real estate is probably not a good capital accumulation strategy - at least for most people.

Terrible advice. Man-- shooting dreams down, negative Nancy,

It may be a good idea to consider JV'ing with some established wholesalers in your area who have created a solid contact list of buyers/ flippers, until you are able to establish your own name. Just be sure to thoroughly read the release contracts before signing. As in any industry, working with people already experienced and well-versed will help you build the tools needed to establish your own business.

did you ever find a solution to this? Im thinking of joining calltools but wanted to checkin with you.

I've used calltools in the past and it seemed prospect would hang up before agent said hello. Or I would have issues with campaign going into false. And system would keep dialing without connecting to an agent. I really like that mojo uses white listed numbers. I love my current VA but they do not use mojo as they do not have an alternate dialer to hook up to it. So if I stay with my current Va I need to go with calltools which I had a terrible experience with. I want to go with mojo but would need to use a different VA service. Advice please

My crm has a dialer, I use for my everyday business, and I’ve tried using this dialer for prospecting but I notice 1st day I have a higher answer rate. I believe my number eventually gets tagged as spam. Since this is my main business number I don’t want to use for prospecting. I’m looking into dialers, I’ve previously used calltools and I wasn’t impressed, seemed so much like a robo dialer/ in the past prospects would pick up the line before agent was connected and when agent said hello prospect already hung up. Or I would notice / somehow the campaign would go into false and calls were being made but agent was not notified.
now with all the new phone regulations my biggest worry is my numbers being labeled as spam and prospects not picking up at all. For those of you that have used calltools have you had any issues with your numbers being tagged as spam? I would love to use mojo but the VA company I use do not have an alternate dialer to use mojo so they suggested Calltools. I may just have to find a new virtual assistant so I can use mojo.. please share your experience with dialers and if you notice a decline in answer rates.
