Can anyone please recommend a builder who is able to build quadplexes in the tampa bay area?  Have looked on google and so far have mainly seen big time commercial builders.  TIA.

Glad I saw this thread.  If it looks like a duck and walks like a duck.....

The marketing on this product made me throw up in my mouth just a little.    Very exaggerated.  Also be careful with the verified funding providers they refer to.  In my experience they called me relentlessly at all hours and I had a hard time getting myself off their call list.

I just purchased access to Florida and Tenessee for a month to check out the system.  Only cost $39 so its not a huge investment of dollars but already i feel i have some interesting data about the areas I invest in.  Particularly where one zip code appreciation can be so different from another zip code even though they are right next to each other.  So I may as well look at investing in the one that is appreciating with momentum rather than the ones who have shown a depreciation.  Some of the what I am seeing has been backed up by my agents in those areas.  Still early days but I will continue to work with it and see what I find out....

@Alex Craig Thank you for your response.  So far its taken a few weeks to get it rent ready.  Very disappointed with this.  I have a lot to say regarding my experiences with buying and renting in Memphis and would love to warn people of the companies that I our opinion taken advantage of us.  In the coming weeks I may even name names because I'm tired of investors falling for their bs.  I also have some good experiences which should also be commended.

Hi Stephen. There is no reason we are making them available to section 8 other than the PM putting them in. It sounds as though we have a choice and perhaps we try the cash tenants instead. Either way the PM is history. I have no confidence in them. Thanks.

@Stephen Akindona.   Thanks for your reply.  Some good information and I do strongly suspect the tenant screening process is failing me. But what if the tenants are section 8 tenants, any advice on these?

Can anyone please tell me what the current situation is with regards to tenants, investing and selling in these zip codes?  38116, 38118, 38128 .  I seem to have no issues getting tenants at over $1000 per month and I seem to be getting paid each month, but they always leave a mess when they leave.   My current cleanup bill is over $4000.  Trash, extermination, car left behind, couple of broken doors, a window.  Is my property manager letting me down or is this what I should expect from tenants in these areas and get the hell out?
