Hi NJ investors and agents! I've been thinking a lot about East Orange and it's future potential and wondering what experience or insights you all may have on that area. I have my eye on one particular REO property but there are many in the ways of vacant/abandoned yet gorgeous homes. Any particular neighborhoods seeing more of a resurgence and any to steer clear of? Any advice or insights would be much appreciated!

Hi @Christopher Phillips. We haven't had to do any work that required a permit. The office space was basically a handful of rooms, 1.5 baths and a small kitchen area. My father sent in an application to the zoning people and they denied it. I don't think he provided enough information. I'm taking this on for him but have zero experience with this sort of thing. I'm going to give the zoning office a call to get more information but wondering if anyone else has had any experience with this or know of any potential issues that may arise.

Hey All,

We purchased a multi use property in Union County, NJ that included a 2 story home on one side and small warehouse space (more like a glorified garage) that is attached to another single story building previously used as an office building. We have since converted the office space to a live-in residential space. The space is currently classified as 'commercial' so we are paying commercial property taxes. Looking for any advice or feedback regarding converting it to residential. Thanks!!

Hi All! Just came across this thread, thanks for starting it @Jacques Simon. I'm just starting out in REI but looking to invest in Essex county. Until recently I had lived in Newark my entire life. Our family currently owns an 8 unit in the Ironbound. Definitely a lot of progress and development going on in all parts of the city, especially downtown. It seems that deals are harder to come by as most investors have caught on to the gold mine that is Newark and bought up a lot of the abandoned lots and older properties. Curious to know where the next up and coming area of the city will be or what surrounding cities this development will trickle into (like Harrison now!).
