I'm watching the replay of the webinar but can't seem to find where the Deal Analysis worksheet template he is referring to. Can someone please help me find the link for it? or share it directly? Thanks! @Noah Bacon

Congrats on the deal, I'm looking also in OH since SoCal (where I'm also at, as you know don't have deals like that). Of all the larger towns in OH, why did you choose Dayton? I'm looking also in Columbus. What search criteria did you use to find this property? And was this an off-market deal or listed? Thanks!

Thanks for your question Trina - how did you fair on your house hacking adventure in the last couple of years? I'm thinking of doing the same, any lessons learned so far?

Quote from @Zambricki Li:

Depends on your goals and parameters. There are a few pockets in LA where you can find the Multi's you seek. I have multi's in Glassel Park, Del Rey, Silver Lake, Los Feliz. Currently we're building ADU's behind single families turning them into duplex's in LA-- so that's one way to do it if you can't find a multi you can find the right type property for a garage conversion or other build and live in the main house during the build if needed. There are different areas/options though the opportunities are here.

I'm also in the same boat, currently up in the Bay Area but thinking of moving down and doing a house hack down in the greater LA area. Would love any advise or deal sources for off market 2-4plexes needing some cosmetic TLC. Please reach out, thanks!

Someone messaged me about Freedomsoft after my earlier post asking for feedback. I hadn't gotten any real feedback so I buckled down and have been using it for a month. Here's my feedback:

I think it's a decent program trying to put the whole process into one program but the skiptracing it has seems too expensive so that kind of makes the software difficult to use since I can't keep everything inside one platform. I can generate the good list from the program but then I have to export it to a cheaper/more dependable skip-tracing program, then import it back for my campaigns. To be honest I'm going to cancel my 1 month membership because there are other services I use that specialized and I can trust in generating lists, skip-tracing, sms/RVM/cold calling and then CRM. I use BatchLeadStacker for skiptracing for about $0.15/skip while Freedomsoft doesn't actually tell you how much per lead, but when I was about to start a batch of skip tracing I calculated it to be about $0.27/skip. I will probably use PropStream for generating lists, I'm going to use batchleadstacker for CRM+skip or just batchleadskipper for just skiptracing, then track everyone on Podio. I'm still in the process of figuring it out. I've also heard other good skip tracing programs like http://exactskip.com/, depending on skip tracing batch size you can probably contact them to get a better price but it's already pretty decent. Data accuracy I hear is pretty good, close to what you'll get with BatchLeadStacker.

Disclosure: I've only used some features of Freedomsoft so I don't claim to know everything but it's just so far my perception and experience of using it for a few weeks.

Re-igniting this conversation for 2020, seems like they have made some updates since the start of this thread. I'm about to dish out almost $197 to try out FreedomSoft. I just finished a webinar that showed how to pull USPS vacant properties list, skip trace their cellphone numbers, and send out sms texts to all those owners, with almost instant responses/leads... all within 10 minutes with no major setup or training required. Seems too good to be true, for the FreedomSoft MAX level account you also get multiple websites for lead gen among other CRM and docuSign-type services all included. It also allows you to import your existing phone numbers and existing lists from other sources.

Too good to be true? I'm looking for anyone else who can add their 2 cents to this and their experience with FreedomSoft... thanks!
