Looking to get into Retail Commercial investing. I currently am franchising stores for a few years now and am seeing the leases we sign and square footage we pay for.  Rates continue to climb! I love to eventually learn more on this type of real estate.  I feel that the potential is their if its in food retail or solid tenants not offices. Mostly in Retail is what I want to look to invest.  Any commercial retail investors here that want to share any things to watch for? I am under writing a small 2 tenant brand new building that the franchise i am would be one tenant and the other one ideally a restaurant but not signed yet.

I have a good friend of mine that has a home in Las Vegas area.  Tenant has not been paying rent for months now.  Saying covid affected them but they have no facts to back it up, they just stopped paying.  What can be done to evict them? He is offering cash for keys to see if that works.  Any advice appreciated.  He wants to sell the home soon as he moved out of state for work.

Michelle, I have a good friend going through the same in Las Vegas.  I told him try cash for keys so I think he is going to try that.  He needs to sell soon.  I hope you can figure it out, keep us posted on what happens.  Anyone in Las vegas area know what we can do to get the tenant out, any guidance is appreciated.

Trying to get input on the Providence area in Davenport for STR. New to the area, but trying to see if it would do well from there, or should we continue to look elsewhere for purchasing a home? Any feedback appreciated.

Are there any areas I should stay away from or try to look more into in Kissimmee, four corners, davenport, etc.  We plan ongoing first week of February to oversee our construction on our store and start driving areas to get an idea of where we should buy that is safe and within 20-25 mins from our store which is located near the loops mall.

@Account Closed We plan on living in the home for 1.5-2 years while we get our stores opened up in the area. it would either become a long term rental or STR. Depending on how it performs we will decide when we move out what type of rental it will become

We are looking to buy a home in the outskirts of Orlando. We have been looking at Davenport, Kissimmee , four corners, etc.

Any input on these cities appreciated or any additional areas.  We will be working from Kissimmee.

Nathan G. Thank you for that information. My brother in law's agent said its very common and they are moving in after inspection for almost a month before purchasing and are taking over utilities BUT they are not paying rent or anything for that month.  The agent said its very to do business that way but I am baffled how someone can move in early and not pay rent. My brother in law has to pay for the mortgage while someone is living there for almost an entire month. My brother in law is staying with us and he came home saying he was under contract and had accepted those terms because his realtor told him it was normal.  I just can't get passed the living for free in his house for an entire month.

Wanting others opinion. I have a family member who has been having a hard time selling his home in Rawlins, Wyoming and he went under contract but the buyer asked for a buyer early move in for a month before closing.  She said this is common in Rawlins for buyers to move in before the home closes as long as they take care of the utilities.  IS this normal? i am blown away.  being an agent in Utah i have never heard of this before.
