Are there calculators on this site that can calculate Net Present Value?

It seems to me that ANY buyer would have the same concern. If you offered to pay for it then that seems unreasonable that they won't let you. I would ask for them to pay for a termite treatment since it is unknown. Or give them the choice (you can get quotes for both) to pay for one or the other. If they still won't do it and you really love the property you can pay for your own termite treatment after you close. I don't know about other parts of the country but where I am they are common, homes here will get them eventually. I don't think this is a deal breaker. Will your lender even let you close on the property if there is a possibility that there is termites? Talk to your lender. If that's an issue then that may get the sellers to do what you want.
